After just losing out on multiple offers for MCM homes that needed some work, our clients saw an opportunity for a spacious, already updated home next to an Elementary school that seemed too good to be true. Being out of town when it first went under contract, they were given another chance as the first buyers backed out over software stock. This market is wild, ya'll! After a week of contemplating and second showings, another buyer came out of the word work as we offered - but we clinched the deal this time!

What would have been an almost flawless transaction (great inspection, easy appraisal, phenomenal sellers, listing agent and lending team) hit a last minute snag with the solar loan transfer. All parties on deck - we partnered together to figure it out and get everyone to closing on time.

Congrats to our buyers and their adorable family - we know you're going to love growing up in this house and can't wait to attend the first annual wiffle ball party in the school field behind the house (that'll be a thing, right?)

Two years in the making and a dream come true!

This one is such a sweet success story on correct timing. Daniel and Amanda's family had been slowly outgrowing their first home since welcoming 2 kiddos and transitioning to a work from home situation, and contacted us a couple years ago about the transition. Over the course of the years we offered when a perfect home came on the market, but got outbid since having a contingent sale with a home not even on the market. Once, we even successfully went under contract on a replacement home, but didn't get traction on selling their home and had to pull out of the Contract.

Disappointed but determined, we decided to stop putting the cart before the horse and list their home first in a Spring Market. We then got multiple offers on their home, and chose one with a generous post closing occupancy period. As that timeline neared, the Buyers started to feel panicked as there wasn't a replacement home in site and their time running out - until this beauty came on. Within flipping through the first 2 photos, the Buyers saw the yard and were instantly in love. Both reached out asking to see it ASAP, and we put forward a strong offer and secured the home in a multiple offer scenario.

The listing agent and sellers couldn't have been sweeter, and with the phenomenal Courtney Horn as our lending partner, got to the closing table without a hitch.

Congrats to our Buyers on this fantastic new condo! We had gone under contract a few months ago, but within days some financial changes forced a rare termination. Months later, our Buyers were solid and the condo still available - although about $30K less! The sellers didn't have any hard feelings and we were able to successfully close end of April. Congrats to our Buyers and their persistence, and a huge thank you to the Sellers for their patience.

Multiple buyers fell in love, and the Sellers selected a full price, free 2-month post occupancy offer that fit the best with their family's needs.
