September numbers are in for Denver Metro.

2,898 homes closed last month, down 18% from September last year. New listings held about even at 4,885, but with 13,522 homes active, that works out to roughly 20 weeks of supply.

Median closed price landed at $575K across the metro. Single family came in at $635K, condos and townhomes at $390K.

Homes that sold took a median of 33 days, four days faster than this time last year.

✦ Selling: there is more on the shelf than last fall, so pricing and presentation are carrying more weight than they were a year ago.

✦ Buying: more to choose from, and more room to negotiate than you have had in a while.
