San Francisco Housing Outlook
After decades helping clients navigate San Francisco’s ever-changing housing landscape, I’ve seen first-hand how affordability and supply are tightly linked in our city. A recent scorecard placed San Francisco in the F-grade group when it comes to balancing local affordability with homebuilding activity—a tough but honest assessment of the challenges we face. The evaluation weighed both current attainability for local households and whether new construction is keeping up with demand. It’s no surprise that permitting volumes and the pricing of new versus existing homes played a big role in the results.

The big takeaway for us: when zoning is more flexible and permitting processes are streamlined, we can make real progress on access and opportunities for buyers. As someone who’s guided clients through everything from first-time purchases to complex short sales, I know how critical it is for our market to support future homeowners by making building easier. For those looking ahead, it’s clear that cities prioritizing new construction and smart policies will open more doors for residents over time.

Is my Bay Area home value going up or down?
As someone who's been guiding buyers and sellers through every twist and turn of the Bay Area real estate market since 1989, I know how important it is to stay up to date on local home values. In August, home values increased across all nine Bay Area counties. San Francisco led the way with a 1.8% monthly rise, bringing the typical home value to $1.42M—up 13.7% from last year, though still 4.6% below the 2022 peak. Atherton posted the sharpest city gain at 1.9%. Having worked with clients in all kinds of markets, I understand how these shifts can impact both first-time buyers and sellers alike. If you’re keeping an eye on your home’s value or planning your next move, these numbers are worth watching.

Bay Area home prices keep rising despite typical fall slowdown
Even as we move into the fall season—when the market usually cools down—Bay Area home prices are still climbing. In August, every one of our nine counties saw an uptick, with San Francisco leading at a 1.8% increase. The ongoing strength of cash buyers, many riding the momentum from the AI sector, and continued steady demand for mortgages are keeping our local market brisk, despite higher interest rates. After decades navigating every kind of market in the Bay Area, I can say that adaptability and understanding the forces at play are key for both buyers and sellers right now.

California Housing Market Settles Into Steadier Growth
After decades helping clients navigate the ups and downs of Bay Area real estate, I’m seeing California’s housing market settle into a steadier pattern. Projections through 2028 suggest home prices will edge up modestly—think annual increases of about 3% to 4%, rather than the big jumps we’ve seen before. With around 156,300 active listings, buyers are finding more options and a little less pressure, and this trend of growing inventory is expected to hold through 2027. But affordability remains a real challenge: just 18% of California households now qualify for a typical mortgage, down from 31%. That keeps competition especially fierce for entry-level homes. Most properties are still selling near their asking price, with 30-year fixed rates holding close to 6%—and likely to stay there. In places like Los Angeles County, it may take until after 2028 to see the kind of sales pace we once had, but overall, the state’s market is showing more predictability. For those weighing their next step, understanding these shifts is key—especially in a region as dynamic as the Bay Area.

Is San Francisco Housing Turning in 2027?
Having navigated San Francisco real estate since 1989, I’ve seen the city’s market weather its share of ups and downs. Even now, San Francisco remains one of the country’s most expensive places to buy a home—thanks to high household incomes and a persistent shortage of inventory, demand is still strong. Zillow’s recent figures confirm that home values continue to rise, and rents are climbing too, leading to stiff competition for every available property. High mortgage rates are undeniably a hurdle, especially for first-time buyers, despite the Bay Area’s robust incomes. Looking ahead to 2027, any real relief will likely come from lower borrowing costs and renewed energy in the tech sector, rather than a big bump in housing supply. For those considering their next move, understanding these market forces is key—especially in a city where every advantage counts.

Bay Area Prop 13 Savings Remain Strong for Homeowners
After more than three decades helping clients navigate the Bay Area real estate landscape, I’ve seen firsthand how Proposition 13 shapes the experience of homeownership here. Prop 13’s 2% annual cap on property tax increases—tied to your original purchase price—has long provided substantial savings for those who’ve owned their homes for years. However, between 2017 and 2025, assessed property values have been rising faster than before. That’s shrinking the gap between assessed and market values in some communities, impacting both local revenues and how equitably property taxes are distributed. It’s another reminder of how dynamic and complex our market can be, and why understanding these shifts matters for buyers, sellers, and longtime owners alike.
