If you inherited a house in Pacifica… what would you do?

Sell it?
Keep it?
Rent it out?

It sounds like a simple question, but it usually isn’t.

Most people I talk to are trying to balance emotions, family dynamics, and the reality of maintaining a home—especially here on the coast where properties come with a little extra personality.

I broke down the three main options and what actually tends to matter when making that decision.

Curious what you think. Have you ever been in this situation, or what would you do?

What to Do With an Inherited House in Pacifica: Sell, Rent, or Keep? If you inherit a house in Pacifica, you generally have three options: sell the property, keep it and live in it, or rent it out. The right choice depends on several factors, including the condition of the house, property taxes, fin...

When someone inherits a home in California, one of the first questions that often comes up is whether the property has to go through probate. The answer depends on several factors, and the rules can be confusing if you’ve never dealt with the process before. I wrote a simple guide explaining how probate works when a house is inherited in California and when it may or may not apply.

Read the article here:

Not all inherited homes in California go through probate. Whether probate is required depends on how the property was owned before it was passed down — and understanding that early can clarify timelines, authority, and next steps for heirs.

Does an executor have to wait for court approval before selling a house in probate?

The answer depends on the level of authority the court grants under California’s probate rules. When the court gives an executor full authority, they can move forward with the sale much like any real estate sale. When authority is limited, the court has to approve the sale.

If you’re navigating a probate sale and want clarity on what authority means, this article breaks down what actually happens in California probate sales.

An executor can sometimes sell a probate home in California without court approval. It depends on whether the court grants full or limited authority.

Many heirs assume the court has to approve every probate home sale.

However, in California, that isn’t always the case.

If the court grants full authority, the executor can often sell the property without court confirmation. That can make the process more straightforward than people expect.

Understanding how authority works early can make everything feel much more manageable.

I wrote a clear explanation of how this works here:

San Mateo County Probate Property: What Happens to the House? When someone passes away and the house is not in a trust or jointly owned, the property usually becomes part of the probate estate. The court appoints a personal representative, and that person receives legal authority before selling the....

When water quality advisories appear, it’s natural to feel uneasy especially when information arrives in pieces. This post is meant to help translate what these advisories actually mean, how they’re used, and how residents can read them without jumping to worst-case conclusions.
