🧐BUYERS, I have a genuine question: What is stopping you from buying a home right now?

Is it the down payment?
Interest rates?
Home prices?
Credit?
Or honestly… all of the above? 💰

🍁I’ve had several buyers recently take the first step and get sent to a lender for preapproval… and then that’s where the journey stops.

But I want y’all to know something:

This market may actually be giving buyers more opportunity than you realize.

💯💯Right now, North East Texas is considered a buyer’s markets, meaning there are more homes available than current buyer demand.

And it’s not just North East Texas. Nationally, more than 20% of listings had a price reduction in September, the highest September percentage since 2018.

So what does that mean for YOU?🧐😳

It means buyers may have something we haven’t had much of in recent years:

NEGOTIATING POWER.🏡🎉🤲

I’m seeing price reductions weekly. I’m seeing sellers willing to negotiate. I’m seeing sellers offer concessions that can help with closing costs or potentially help structure a rate buydown, depending on the loan and lender.

I recently had a buyer actually GET MONEY BACK at closing! 🙌🏼

And no, I’m not going to tell you interest rates are amazing right now. They aren’t. But a higher rate doesn’t automatically mean buying isn’t possible or doesn’t make sense for YOUR situation.

There are lenders with different loan programs, down-payment assistance programs and financing options. Sometimes the answer is credit counseling and a plan to buy later. Sometimes it’s finding the right seller who is willing to negotiate. Sometimes it’s simply finding a really good deal.

You don’t have to have 3.5%~20% down to buy a house, and you don’t have to have everything figured out before you call me.🏡🏫💰

Also remember, we are moving into historically slower real estate months. Fall and winter typically bring fewer buyers into the market. When spring rolls around, buyer activity traditionally starts picking back up again.

So if you’ve been sitting on the sidelines waiting for the “perfect” market… this quieter market might actually be worth exploring.

Maybe you’re ready now.
Maybe you’re 6 months away.
Maybe you need a year.
