Whew, what a day! 😅 After negotiations and insuring my buyers are tucked in, informed and protected, I have one property under contract, and an offer is pending on a For Sale By Owner property. Yep, I search FSBOs for my buyers, too! If a home might be the right fit, I want them to know about it.

Showings are scheduled for the week, and we’re hoping to get two listings live soon. Hoping is the key word—we don’t list until the people, the property, and the details are ready.

Today’s property conversations took me from Talco and Avery to Atlanta, DeKalb, Daingerfield, and Jefferson. East Texas kept me moving today!

Here's a Real Estate "What would you do?"

A buyer orders a survey and asks to have it paid at closing. Before closing, the lender requires repairs to the house. The deal falls apart, but the surveyor has already done the work and sent the invoice to the title company.

Who pays for the survey now? Since it's the seller's property, can the seller use it for the next buyer?

The City of Gilmer now offers an online building-permit system through GovWell. Property owners and contractors can submit applications, track their progress and access permit information online.

The system covers several common projects, including:

▪️ Accessory buildings
▪️ Remodeling
▪️ Electrical, plumbing and HVAC work

Why does this matter to buyers? If you’re considering a property because you want to build, add a shop or renovate the home, research the zoning, deed restrictions, utilities and required permits before closing. An available online application does not guarantee that every proposed project will be approved.
