If you’re selling your house and buying another, talk through the timing before you start booking movers. Especially if you need the money from your sale to buy the next place, there are a few things you’ll want lined up early.

When will that money be available? When do you have to be out, and when can you get the new keys? And if a closing gets pushed back, where will you stay?

You don’t need every detail figured out today, but working through these questions with your agent and lender now can save you a lot of scrambling later. Swipe through for what to sort out first!

These two areas get compared a lot, so I wanted to put a few of the things people usually ask about side by side: home prices, schools, getting around, and what there is to do nearby.

It’s a starting point if you’re considering both, though the specific neighborhood and address matter too. Swipe through and see which sounds more like your kind of place!

I’ve seen buyers fall in love with a house and think, “We’ll fix it up little by little.” That can work for paint and dated cabinets, but it gets harder when repairs need attention right away. Before you commit, get those concerns checked, get repair quotes, and look at what you’ll have left after closing. You don’t need every update done on day one, but you do need a plan for the work that can’t wait!

Selling your home is usually a little more emotional than people expect it to be, which is why it helps to keep a clear head about the feedback you’re getting along the way. You don’t need to change course because one or two buyers mention something, but if you start hearing the same comment over and over, that’s probably worth paying attention to. Sometimes a pattern in the feedback can tell you where buyers are getting hung up and give you a chance to adjust the strategy, whether that means the price, presentation, or something else. Especially in a market where every showing matters, being willing to listen and make small adjustments can make a real difference.

I want to help you get better at noticing the little things when you walk through a house. Not because every little thing is a problem, but because some of the most useful clues are pretty obvious once you know to look for them.

How the house smells, how much natural light it actually gets, whether the layout feels awkward, signs of maintenance, noise, and what’s happening around the property can all tell you a lot and after you’ve seen enough homes, you start noticing these things without really thinking about it. That’s the kind of instinct I want buyers to have.

Really simply, if you want to buy before the end of the year, think about it like a short to-do list instead of one huge process.

Get clear on the payment you’re comfortable with.
Save up a little extra for added expenses for the first few months.
Talk to a lender.
Compare all realities of different potential properties.
Start looking early enough to learn what actually matters to you.

It gets a lot less overwhelming once you break it into a few manageable steps!

A lot of people assume a brand new home means everything should be perfect, but that’s not always the case. New construction can still have things that get missed, which is why inspections still matter. The goal is not to expect the worst, it’s just to make sure everything is checked while there’s still time to address it before closing.

If you’d like a fuller, more comprehensive list of what to pay attention to with a new build, just let me know!

As we head into fall, I wanted to put together a simple buyer’s guide for anyone thinking about making a move.

It covers a few things I’d want you to check before making an offer. If a home catches your eye this fall, send it my way and we can talk through it!

As we head into fall, the strategy can shift a little if you’re selling. It can still be a great time to list, but you may see fewer casual buyers, different competition, and a little more attention on the details of the home.

The key is not to panic over lower traffic. Watch what serious buyers are actually doing, make sure your pricing still makes sense against what’s available now, and remove the little things that could give someone a reason to hesitate.

Fall doesn’t mean stop selling. It just means adjust the strategy.
