Colorado homeowners are facing the largest rise in escrow costs in the U.S., with average payments up 77% since 2019, according to new research from Cotality.

Escrow, the portion of a mortgage payment that covers property taxes and homeowners insurance, is climbing rapidly due to surging insurance premiums tied to wildfire and hail risk along with higher property tax bills. These increases are hitting even borrowers with fixed mortgage rates, quietly pushing up monthly housing costs.
