July 2026 Colorado Springs Market Update

The market continues moving toward better balance. Compared to last July, inventory is up 2% to 4,312 homes for sale, while the average price eased slightly to $568,633. Homes are also taking a bit longer to sell, averaging 48 days on market.

For buyers, this means more homes to consider and less pressure to rush. For sellers, it means pricing strategically from day one matters more than ever.

I'm often asked about the history of Gold Hill Mesa.

Gold Hill Mesa was once the site of the Golden Cycle Mill, not a mine. Ore was mined near Cripple Creek and transported by train to Colorado Springs, where the gold was extracted and the bars sent on to banks in Denver. There were never any underground shafts or drilling on this property.

Because of that history, development required extensive geotechnical engineering, including reinforced foundation systems and enhanced construction standards. Every home in the neighborhood was built to meet modern safety and building codes.
