🏡 What’s happening in the Florida real estate market? Here’s your July 2026 update!

The latest Stellar MLS Florida Market Report gives us a great snapshot of where the market is heading:

📊 71,684 active listings
🏠 15,857 homes sold
📝 18,086 pending sales
💰 Average sales price: $469,592
📈 Average price is UP 6% compared with last year
⏰ Average Days on Market: 72 days
🏘️ 4.5 months of inventory

Here’s what caught my attention: while sales slowed compared with June, the number of homes sold was still 5% higher than July of last year, and pending sales were 2% higher year-over-year.

What does that mean for you?

👉 Sellers: Buyers are still buying, but pricing your home correctly from the beginning and making it stand out are more important than ever.

👉 Buyers: There are opportunities out there! Having a Realtor who knows the local market and can help you negotiate can make a big difference.

And remember—Florida statistics give us the big picture, but real estate is LOCAL. Clermont, Minneola, Groveland, South Lake County and individual neighborhoods can perform very differently.
