The Buy: You’ll never pay the same price for a cracked slab as a perfect one. Use that crack to negotiate 10-20% off the market price.
The Rent: Tenants pay for the space, the location, and the kitchen. They don't check the slab. Same rent, higher margins.

Whether you should buy a home to live in depends on a lot of factors, especially where you want to live and what you can afford.

But when it comes to buying real estate in general, the answer is far less complicated.

Yes. Buy real estate as soon as you have the ability to.
Just make sure it’s income-producing.

And when I say real estate, I don’t mean vacant land.

Vacant land is rarely the move unless you’re a developer. I’ve watched land sit for years without producing a dollar. Some of it is even mine.

If you have more money than you know what to do with, sure, you can park it in land.
But even then, I’d rather put that money into cash-flowing property, hire a property manager, and collect checks every month.

Cash flow beats hope.
Income beats idle.
Ownership beats waiting.
