The priorities buyers bring to a Chicago home have changed, and listing marketing should reflect how people use space today.

When I prepare a home for market, I want the photography and copy to answer practical questions: Is there a flexible room for work or guests? Where does everyday storage live? How usable is the outdoor space? Are accessibility or maintenance features easy to identify?

The goal is to make the home’s function clear without making assumptions about who the buyer will be.

The entryway has one of the smallest footprints in a home—and one of the biggest jobs.

It needs to manage coats, shoes, bags, umbrellas, packages and everything you carry through the door. In Chicago, it also has to handle winter boots, wet coats and bulky seasonal gear without making the entire home feel cluttered.

During a showing, open the front door fully and notice how it affects the available space. Check the size and depth of the coat closet, the lighting, the walking clearance and whether there is a practical place to put down keys, groceries or deliveries.

If the home does not have a traditional foyer, look for another natural landing area that could serve the same purpose without interrupting the main living space.

For sellers, remove excess shoes and coats, keep the path clear, improve dim lighting and leave one simple surface or storage solution that helps buyers understand how the space can function.

The entryway creates the first impression, but its real value is how well it supports your routine every day after that.

But they usually remember something.

Maybe it’s the room where the light poured in. The dining space that made hosting feel easy. The window with an unexpected city view. Or the quiet corner that suddenly made working from home feel possible.

For sellers, that’s an important question to ask before listing:
"What will someone still be talking about five minutes after they leave?"

Good presentation isn’t about making every inch compete for attention. It’s about understanding what is distinctive about the home and giving that feature enough room to be noticed.

I prefer to begin with another: When do you need to be moved?

Your next purchase, a new job, the end of a lease, a school schedule, or the need for post-closing possession can all affect the right timeline.

Once we understand where you need to be—and when—we can work backward, allowing enough time for closing, financing, offer review, showings, photography, repairs, and preparation.

Choosing a listing date first can create unnecessary pressure later. Building the timeline around your actual move gives you more control from the beginning.

The listing date may be when buyers first see your home, but the strategy should begin much earlier.
