Read my lips. I didn’t say “Beauty and the Beast.” I said “Beauty at the Beach.”

One is Disney. The other is on the Isle of Palms. I’ll take the latter and make my own popcorn, thank you very much.

This five-bedroom, five-and-a-half-bath home on Waterway Boulevard takes its 1965 mid-century modern roots, adds a renovation down to the studs, and makes a strong case for Best Picture. If houses were eligible.

Warm wood, clean lines, and a pecky cypress bar give it plenty of personality. But the pool deserves a supporting-actor nomination: Brazilian hardwood decking, an outdoor shower, and a covered cabana for cooking dinner before retiring to cocktails by the fire.

All on half an acre, a short bike or golf cart ride from the beach.

Disney can keep the talking teapot. I'll take the house, pool, putting green and the whole shebang!

About once a year, I feel compelled to remind everyone: this page is not called “Practical Homes of Charleston.”

If it were, I’d probably have six followers and be reporting live from a ribbon-cutting for the third pickleball court in a Goose Creek subdivision.

No offense to Goose Creek. But pickleball has become the new veganism. Meet someone who does both and you’ll know all about it within five minutes--yet you still won’t know their name.

This is Interesting Homes of Charleston.

And nothing screams INTERESTING like 29 private acres on Wadmalaw Island with four shabby-chic, one-bedroom “tree houses.”

Welcome to The Plumage Treehouses, along Fickling Creek just off the Bohicket River. Think antique farmhouse windows, crystal chandeliers, marsh-facing decks, and outdoor showers. Some have soaking tubs, too, should you prefer to contemplate your life choices partially submerged.

Each has a small kitchen and laundry, so civilization hasn’t been entirely abandoned.

Buy it with three friends. Assign everyone a tree house. Agree that all disputes will be settled over pizza and adult beverages on the deck or from a picnic table overlooking the creek.

Now that's a community I’d actually join. Just leave your pickleball paddle and vegan "sausage" back at home.

I’ve been quiet here this week.

I’m in New York, back in my boyhood home, where my sister and I are exploring nursing homes, assisted living, and care at home for our 95-year-old dad.

He’s lived in the same three-story house for 54 years. Now we’re facing the possibility that his time there is coming to an end.

If you’ve been through this with a parent, you know how difficult it is. You’re trying to figure out what they need while understanding just how much they may be asked to leave behind.

It’s made me think about the homes we choose--and how what we need from them changes over time. Stairs were hardly something we thought about when our family moved into this house. Today, they’re a major consideration.

So perhaps it’s no coincidence that this home caught my attention: 1773 Huntington Drive in West Ashley’s Huntington Woods neighborhood.

Four bedrooms, 3.5 baths, and more than 2,500 square feet of one-story living, in an established neighborhood with mature trees and a generous backyard framed by grand oaks.

The renovation goes well beyond new countertops and a fresh coat of paint: roof, HVAC and ductwork, electrical, plumbing, insulation, and an encapsulated crawlspace are among the extensive updates.

There’s a kitchen with a ten-foot island, a sunroom, a screened porch, and a newly added primary suite with its own laundry room.

Different homes suit different chapters. This week, I’m appreciating that a little more deeply. God Bless my dad and your aging parents as well.

Saturday morning, I posted this cute-as-a-button 1950s cottage near Park Circle. That afternoon, an interested reader reached out.

Sunday, we toured it.
Yesterday, we wrote an offer.
Last night, we got it under contract--beating out another aggressive offer.

Fair warning: “I just like looking at houses” is how a lot of these stories begin.

Did you realize the base price of a new Porsche 911 Carrera is now $135,000? I owned one back in the day, but I’m taking a pass at that price.

“How about 50% off, Henry? $67,500?”

“Draw up the paperwork!”

Which brings me to Sullivan’s Island’s most INTERESTING home.

Originally listed at $11,900,000, the Fort Moultrie Post Exchange has now been reduced to $5,950,000. That’s exactly half off. Apparently, even the price reduction needed to be extraordinary.

Built in 1906 as a recreation hall for soldiers stationed at Fort Moultrie, this was a place where soldiers gathered, bands played, and couples danced. More than a century later, a multimillion-dollar renovation has given it a rather spectacular second life as a private residence.

But the original recreation hall is still the main event: brick walls, a restored pressed-tin ceiling 22 feet overhead, and enough room to let your imagination get slightly out of hand.

Pickleball? Basketball? A golf simulator? Your own fitness center, movie theater, or automotive showroom? Finally, somewhere to park that half-price Porsche--or, with the money you’ve saved on the house, a full-price 911 Turbo.

Beyond the hall, there’s plenty to appreciate: a kitchen with an island that seats seven, a primary suite with its own screened porch, a w**e cellar, an infrared sauna and steam shower, and a pool with a waterfall and fire bowls. All behind those commanding columns on Middle Street.

This is no ordinary house. And while a price cut alone doesn’t make something a bargain, this one deserves a fresh look--all 9,271 sq ft of it.

Now, if someone could arrange 50% off my healthcare premiums, we’d really be getting somewhere.

DON’T BUY THIS HOUSE!

“But Henry, don’t you sell houses for a living? And don’t you adore renovated 1950s cottages in Park Circle that ooze character and charm?”

Yes, yes, and yes. You can see how this is creating problems for me.

There’s a rather large elephant in this adorable living room. His name is Uncertainty. He doesn’t match the furniture, and he refuses to leave.

Between high borrowing costs, questions about where the market goes next, and an approaching midterm election that isn’t soothing my nerves, I’m less bullish than usual about real estate.

There. Probably won’t be putting that on a Carolina One billboard.

So don’t buy this house if the payment would keep you awake at night. Don’t buy it expecting a handsome profit in two years. And don’t buy it if the numbers only work with a lower mortgage rate you hope to get later.

But if the numbers work today, you intend to stay awhile, and you want a home with an actual personality… I have some troubling information.

This Parkside Drive cottage has real wood floors, a downstairs primary suite with a fireplace and adjoining library/office, a year-round sunroom, and two big bedrooms upstairs.

One bathroom retains its mid-century glory. Some of us appreciate a house that hasn’t erased the decade it was born in.

Out back: a covered porch and a huge fenced yard for dogs, gardening, or having a drink while someone else gardens.

My hesitation about the market is real. So is my affection for this house. Both can be true.

You don’t have to feel certain about the entire world to make a good decision about your own little corner of it. A comfortable payment, time to settle in, and a home you’re happy to come back to--that’s a reasonable place to start.

Six years and almost 2,500 posts later, you’ve never heard me use the term “regulation bocce ball court.”

Until now.

You’ve also never heard me say “this home has million-dollar views” and mean it literally. Okay, 167 Cape Palmetto Point Trail on Edisto Island is actually selling for $1,050,000, but what’s fifty grand between friends?

Between training sessions for the 2027 Bocce World Championships, I can swim in my sparkling pool, tend to my orchid collection in the enclosed garden center, and check on my guests in their detached cottage with a full kitchen and bath. Then it’s an aged wh***ey by the firepit overlooking the marsh, followed by a soak in the claw-foot tub to soothe my bocce-related injuries.

I assume there are some. I’m new to the sport.

Set on a private, gated acre in The Neck, this three-bedroom home has two rear decks overlooking Fishing Creek, with passing boats, wading birds, and sunsets that could seriously interfere with my training schedule. Edisto Beach and Live Oak Boat Landing are just minutes away.

Twenty-six years ago, I was sitting in my office in NYC when I spotted a listing in a place called Summerville, South Carolina: a magnificent, slightly quirky 1840s home on Sumter Avenue. Four thousand square feet on an acre of land.

One thing led to another. My then-wife and I sold our beautiful apartment in Park Slope, Brooklyn, bought the house, and moved south.

Apparently, “just browsing” can get out of hand.

I no longer live in that house, but the Lowcountry is still home, and historic Summerville remains one of my favorite places in our entire area.

I know exactly who I’m selling 4 Percy St. to. She’s my best friend from high school--a saucy minx rarely seen without a cocktail in her hand and a mischievous smile on her face.

Knowing her, the housewarming invitation after she buys this 1895 stunner in Cannonborough will read: “Join me for cocktails, golf, hot tubbing, and debauchery. Bring your putter. Swimsuits optional.”

There’s one complication: she lives in Houston.

Every home in the Charleston MLS is overpriced!

Every. Single. One.

Okay, perhaps not every home. But if you’re a buyer, I’d stop treating the asking price like it was delivered on stone tablets.

That renovated ranch in Summerville listed for $579,000? Maybe an offer of $490,000 starts a conversation.

That contemporary stunner in Mount Pleasant listed for $1,600,000? I’d want to look closely at whether $1,395,000 is in play.

That beachfront gem on Folly listed for $3,200,000? I wouldn’t rule out $2,500,000 without doing the homework.

Will every seller say yes? Of course not. Some may respond with a counteroffer. Some may respond with a colorful story about what they paid for the kitchen.

But the market is shifting, and buyers have more room to ask questions, inspect carefully, and negotiate. Knowing which homes have significant wiggle room in the price, and how much room, takes more than throwing out a low number and hoping nobody is offended.

I was selling real estate during the 2008 crash. I was selling real estate during the COVID market run-up, when buyers barely had time to find the front door before an offer was due. I’ve seen what happens when sellers have all the leverage, and I’ve seen what happens when they don’t.

If you’ve been waiting to buy in the Charleston area, this may be a good time to look again.
