When you order the ribeye and delectable sides at Hall's, pair it with a 2017 Cabernet, and finish with a decadent dessert, you don't ask to speak with the manager when the bill arrives.

Likewise, when you fall in love with a fully renovated 1940s Byrnes Downs cottage with a heated and cooled pool, Sub-Zero fridge, gorgeous finishes, and enough charm and curb appeal to make your current house nervous, please don't yell at your favorite Interesting Homes REALTOR when you find out the asking price starts with a "1" for this 3 bed | 3 bath gem.

I didn't make the rules. I'm just here to tempt you with today's beautiful new listing. The good news--if you buy it from me, you don't need to add 22% to the bill for my exceptional service.

The debate rages on.

No, I'm not talking about does pineapple belong on pizza, are socks with sandals acceptable, or whether the nice lady at the exit of Costco is actually counting the items in your cart. I'm talking about Charleston County's premier neighborhood: South of Broad or the Old Village.

Which gets your vote? Drop a comment below.

And while you're pondering that weighty question, take a quick stroll past today's Interesting Home pick: 11 Pierates Cruz in the heart of the Old Village.

I couldn't possibly be more enamored with this beautifully transformed 3,900-square-foot home, located just a solid 7-iron from both Alhambra Hall and the Pitt Street Bridge.

The owners and designer deserve a standing ovation. Most people play it safe. They did not.

From the dramatic dark ceilings to the bold colors and artful finishes, this home has the confidence to do its own thing. Somehow it manages to be sophisticated, playful, and comfortable all at the same time.

As someone who spends far too much time looking at houses, I can assure you this one is anything but forgettable.

Hat's off to everyone involved. Your bold choices are greatly appreciated by this humble REALTOR.

Check out the link in the comments and then settle the debate:

South of Broad or the Old Village?

I have a feeling even the most decisive among us may struggle with this one, and no, pineapple does not belong on pizza!

You tell me you want to get off the beaten path, but do you really?

"Henry, find me my own Lowcountry Shangri-La," you say.

And then I do.

Suddenly, concerns arise. You'll miss Trader Joe's. The steam shower in your primary bath. The convenience of Starbucks and sushi practically in your backyard.

And that's perfectly fine. But let's call a spade a spade: you're not ready for 8.6 deepwater acres on South Fenwick Island, a simple two-bedroom cottage tucked beneath ancient oaks, and neighbors consisting primarily of ospreys, hawks, deer, and whatever just made that suspicious splash near your dock.

Here, you boat in and boat out. You watch the tides instead of the clock. You trade notifications for birdsong, traffic reports for weather reports, and endless scrolling for the occasional reminder that you're actually alive.

And the best part? You don't have to choose between civilization and solitude.

Make this your weekend retreat. Share it with your inner circle. Keep your Netflix, your sushi, and your triple-oat-milk-whatever. They'll still be waiting for you on the mainland.

South Fenwick Island isn't a place where you can have it all.

It's a place that gently asks whether "all" was ever what you were looking for in the first place.

The listing link can be found in the comments below, and as always, reach out if you'd like to learn more or schedule a private showing--by boat.

Yesterday we admired a $14.9 million waterfront estate on Daniel Island.

Today? A $699,000 James Island home.

And honestly… I’m just as interested.

A perfectly cooked grilled cheese sandwich can be just as satisfying as a lobster tail and champagne, and real estate works much the same way. Price alone isn’t what makes a home memorable. Charm, layout, feel, location, light… sometimes a house simply gets it right.

That’s why I love this business. Beautiful homes exist in every price range. And when one checks the boxes and feels right the minute you see it? Call your agent, grab your umbrella, (today) and go take a look.

Needless to say, I am intrigued by 1224 Downer Dr. on James island. So much so, that I've reserved a showing for 1:00 PM today. In addition to the exceptional renovation, this beauty sits on a large 1/2 acre lot--a totally rarity for James Island subdivisions. Drop a pool in that gorgeous backyard, and let the summer staycation begin!

Listing link is in the comments. Reach out if you want to join me today at 1:00. This one is a keeper!

On Interesting Homes of Charleston, I rarely lead with the price.

$14,900,000.

There. I got it out of the way so perhaps you can simply enjoy this new listing without worrying whether you can afford it.

This Daniel Island deepwater showstopper sits on the even-tonier Captain's Island, and much like the Mona Lisa, a restored 1960s Porsche 911, or a breathtaking Lowcountry sunset, I have a genuine reverence for its sublime perfection.

I’ll stop here and let the photos—and the full listing description of 344 Bayley Rd. in the comments--do the talking for those who are as fascinated by this 7,988 sq ft work of art as I am.

And if you happen to have $14.9M tucked away in a checking account somewhere…don't get me wrong…we should probably talk.
