What are your thoughts?
I just closed on a short sale condo last month. It's been over a decade since I have been a part of a short sale.

118,727 foreclosure filings in a single quarter. Completed foreclosures up 45% year over year.

The housing market stress that's been building quietly is starting to show up in the data.

Total foreclosure activity in Q1 2026 is up 26% from a year ago. Foreclosure starts were up 20% while completed foreclosures jumped 45%.

That's 1 in every 1,211 housing units in America showing a foreclosure filing in a single three-month period.

The states getting hit hardest right now are Indiana, South Carolina, and Florida. And the story behind each one is slightly different.

Indiana has the worst foreclosure rate in the country with 1 in every 739 housing units showing a filing. In Florida foreclosure problems are being driven by the full cost of owning a home, not just the mortgage.

That last part is the key phrase. Not just the mortgage.

Insurance premiums up 35% since 2021. HOA dues climbing. Property taxes rising on assessed values that jumped during the pandemic boom.

Property insurance becoming unavailable in some markets entirely. Homeowners who could afford the mortgage in 2021 are getting squeezed from four directions simultaneously in 2026.

In Lakeland, Florida the foreclosure rate hit 1 in every 409 housing units. One agent described closing on a property where the homeowner couldn't keep up with both the mortgage and rising HOA dues. The association was threatening foreclosure. Without intervention the homeowner would have lost the property at a county auction.

Here's the important context.

Total foreclosure activity remains far below the crisis levels seen during the 2007 subprime collapse. Indiana saw more than 14,000 filings in some quarters during the Great Recession compared to just over 4,000 in Q1 2026.

This isn't 2008. The loan quality is better. The equity positions are stronger. Most homeowners still have room to maneuver.

But the direction of the trend and the speed of the acceleration are worth paying attention to. Financial pressure is building for a specific slice of homeowners who bought at peak prices with tight margins and are now absorbing cost increases they didn't plan for.

The data is starting to tell that story out loud.

Is April really the best time to list your home?

Historically, spring has been one of the strongest seasons for home sellers. April specifically tends to bring a surge of motivated buyers who are ready to move before summer. Families want to settle in before the new school year, and the warmer weather makes home shopping more appealing.

With 2026's improving market outlook, we're expecting even stronger foot traffic this spring compared to recent years. More buyers are gaining confidence, and inventory is still relatively tight in many areas—which means well-prepared homes could see multiple offers.

If you're thinking about listing this April, here's one key tip: strategic pricing is everything. Overpricing can cause your home to sit, even in a hot market. Work with an agent who knows your local market data and can position your home competitively from day one.

Also, don't skip the prep work. Curb appeal, fresh paint, decluttering, and professional photos make a massive difference in how quickly your home sells—and for how much.

Bottom line: April can absolutely be a great month to list, but success comes down to timing, pricing, and presentation.
