Seeing "2-1 buydown" in San Jose listings lately? Here is what it means in plain English.

A 2-1 buydown lowers your interest rate for the first two years of the loan. Year one is 2 points lower. Year two is 1 point lower. After year two, you pay the full note rate.

Two things to know before you get excited:

1. Someone has to fund it. Usually it is the seller or a builder, and it is negotiated in your purchase contract.
2. Lenders qualify you at the full note rate, not the reduced one.

It works best if you expect your income to grow or plan to refinance later. It does not work if you need the lower payment to qualify.

Rates moved up again this month, and a lot of Bay Area buyers are asking me the same thing: is it OK to ask the seller for help?

Often, yes.

A seller credit can cover closing costs, prepaid items, and even a rate buydown. It does not lower the price of the home. It lowers the cash you bring to closing.

Every loan type has its own cap, and every home is different. Fall is a slower season, so some sellers are open to a conversation.
