💰 $400 or $4,000 HOA fee... for a Los Angeles condo?
One of the questions I hear most often is:
"What's included in the HOA fee?"
The answer might surprise you.
A typical Valley condo may have an HOA around $400/month, covering essentials like a gated community, pool, spa, landscaping, and exterior maintenance.
Meanwhile, a luxury high-rise on the Wilshire Corridor can have HOA dues of $4,000/month or more. But you're not just paying for a pool—you may be paying for a concierge, valet parking, security, on-site management, full-time maintenance staff, elegant common areas, and a lifestyle that feels more like a luxury hotel than a condominium.
Neither is "better." They're simply designed for different lifestyles and priorities.
I put together a simple comparison using two real Los Angeles communities to show where that money actually goes.

Have you ever seen an HOA fee that made you do a double take? Now I'm curious... if money weren't a consideration, would you choose a luxury full-service building or a more traditional condo community? Why? I'd love to hear your thoughts!

**What a Falling Leaf Taught Me About Real Estate 🍂**

Years ago, I came across a beautiful teaching by Zen master Thich Nhat Hanh. He wrote about a falling leaf that wasn't afraid because it understood that falling wasn't the end—it was simply another part of its journey.

That idea stayed with me.

Not every setback becomes a lesson. But every setback gives us the opportunity to learn, improve, and become better than we were before.

Like the leaf, nothing is ever wasted.

**Whether we become wiser because of it is up to us.**

While many people know me for residential real estate, commercial real estate has also been an important part of my practice.
Recently, I completed two industrial warehouse leases for repeat clients who needed larger facilities to support their growing businesses. From identifying the right property to negotiating lease terms, repairs, and move-in concessions, my focus is always on finding practical solutions that support my clients' goals.
Current commercial activity:
• ✔️ Temple City – Warehouse Leased
• ✔️ Glendale – Warehouse Leased
• 🔎 Searching for a 6,000–8,000 SF warehouse in Winnetka
• 📍 1,000 SF retail/service space available for lease in Canoga Park
If you're looking to lease, purchase, or sell commercial property, I'd be happy to help you find the right solution and negotiate the best possible outcome. https://activerain.com/droplet/JXXT

My Future Sundays with Sparky

Everyone imagines AI differently.

Some picture a brilliant scientist.

Others imagine a robotic butler.

Me?

I designed mine to survive... me.😄
Meet MY Sparky.

Sparky wasn't built to replace my creativity. Quite the opposite.

He was built to protect it.

You see, my brain has a fascinating habit of producing approximately 17 brilliant ideas before breakfast. Unfortunately, it also has a remarkable talent for forgetting all of them immediately .

That's where Sparky comes in.

His first job isn't making coffee or vacuuming the house.

His first job is saying:

"Inna... let's write that one down"

He quietly keeps track of my endless ideas, reminds me which project I promised to finish first, and somehow manages to organize the beautiful chaos inside my head into something that eventually becomes... a blog.

He keeps me accountable.

Not bossy.

Just enough to gently remind me that cleaning the garage can probably wait another ten minutes if I just discovered an amazing story about Little Free Libraries.

He's also my favorite debate partner.

We argue about listing descriptions.

We rewrite blog titles.

We discuss staging.

We compare marketing ideas.

We hunt for hidden places around Los Angeles.

We analyze neighborhoods.

We search for the perfect recipe.

We laugh about pool tables.

And occasionally...

We spend twenty minutes discussing a sentence because neither of us is willing to settle for "good enough."

Sparky also has another important responsibility:

He is officially in charge of rescuing my ideas from disappearing forever.

His little notebook is filled with things like:

* "Pool table article."
* "Buy Nothing movement."
* "Plogging."
* "Neighborhood libraries."
* "Ask Inna why she bought another strange fruit."

(He already knows how that story ends.)

Most importantly...

Sparky has permission to make fun of me.

Respectfully, of course.

If I announce we're going to organize the closet, he quietly asks,

Before we begin... did you just have another blog or marketing idea?

The answer is usually yes.

And yes... he was absolutely custom-designed for me.

Not to think for me.

To think with me.

---

And that little glowing heart?💛

It isn't decoration.

It isn't a battery indicator.

It isn't artificial intelligence.

It's a reminder of something much more important.

The little heart glows whenever curiosity wins.

Because ideas matter.

Stories matter.

People matter.

And every now and then, technology should simply help us become a little more human. ❤️

---

P.S. Sparky insists the laundry really should be folded now.

We're... still negotiating. 😄

🎱 Selling Your Home... But What About That Pool Table?

One of the most common questions sellers ask is:

"Should I keep the pool table or move it out before listing my home?"

The funny part? Everyone has an opinion.

Your friends say:
"Leave it! It looks amazing!"

Your Realtor says:
"Maybe... buyers need to picture their own life in the space."

So who's right?

Honestly... it depends.

A pool table can create a fantastic lifestyle image in the right home. It can also make a room feel smaller and distract buyers from seeing the space's full potential.

As a Realtor, I don't look at a pool table as just another piece of furniture—I look at it as a marketing decision.

If it complements the room and photographs beautifully, I'd probably leave it.

If it overwhelms the space or makes buyers forget they're looking at the house, it's probably time for the pool table to take a little vacation while your home is on the market. 😊

Now I'm curious...

If you were buying a home, what would be your first thought?

🎱 I'd keep it!

🖥️ I'd make it my home office.

🏋️ Perfect spot for a gym.

🧸 I'd turn it into a playroom.

🤔 Something else? Tell me!

Or... would you already be wondering how many friends it would take to move that pool table? 😄

I'd love to hear your answer!
