🎉 Happy Edgeversary, Ashley Branch! 🎉

SIX years. And she's been a powerhouse since day one.

Early mornings. Late nights. Whatever it takes. Ashley puts more time and devotion into her craft than just about anyone and it shows. Consistently one of our top producers. A former Agent of the Year. A true leader in this office.

She even brought her son Reid onto her team to work alongside her. Family and real estate, side by side. We love to see it.

"How long does closing take?" In Central Arkansas, plan on 30 to 45 days from accepted offer to keys.

Here's where that time goes: the inspection usually happens in the first 10 business days. The appraisal follows. Meanwhile your lender is verifying everything about your finances, which is why we tell buyers not to make any big money moves during this window.

Cash purchases can close in as little as two weeks. Loans with complications can stretch past 45 days. Your contract sets the target date, and a good team keeps everyone on schedule.

The short version: from "they accepted!" to "here are your keys" is about a month and a half of organized waiting.

THREE years. And what a three years it's been.

Caleigh started with us as a part-time agent, juggling real estate on top of a full-time job. Being a wife. Being a mom. Most people would've stayed comfortable right there.

Not Caleigh.

She kept showing up. Kept grinding. And now? She's consistently one of our top producers, a full-time agent, and our reigning Agent of the Month. She didn't go full time to sell more houses, she did it to serve more people. That's the difference.

And through all of it, she's still that leader in our office and in our community. Still that person who makes everyone around her better.

If you've spent any time around Edge Realty, you already know Alicia. She's the one who shows up. Every time. No hesitation.

Teammate to her son Zach on the May Team. Grandma on standby when the kiddos need her. Wife. Business owner — yes, THE SnoBros snow cone stand. And somehow still the first to raise her hand when the community needs volunteers.

The final walkthrough is not a formality. Treat it like your last chance to protect yourself because it is.

The walkthrough happens right before closing, and its job is simple: confirm the home is in the condition you agreed to buy it in.

Here's what to actually do in those 30 minutes:
-Run every faucet.
-Flip every switch.
-Test the HVAC in both directions, even in August.
-Open the garage door.
-Confirm any repairs the seller agreed to are done with receipts. -Check that everything that was supposed to stay, stayed.

Finding a problem at the walkthrough is a fixable situation.

Finding it the week after closing usually isn't.

Four years with this incredible woman on our team.

If you know Alicia, you know two things. She loves to work. And she loves to serve. That combination? Rare. And she brings it every single day.

Alicia teams up with her son Zach May on the May Team. How cool is it that they get to do this together? Family working alongside family. That's what it's all about.
