One of the most interesting conversations we've been having with buyers lately has nothing to do with mortgage rates.

It's this:

"Are we looking in the right area?"

A lot of people assume they're priced out of buying because the neighborhoods they've been focusing on no longer fit their budget.

And honestly, that's a frustrating place to be.

But what we've found is that sometimes the issue isn't the budget itself.

It's the search area.

We've worked with buyers who expanded their search by just a few milesβ€”or even 10 to 15 minutes farther outβ€”and suddenly had more options, more space, and a much more comfortable monthly payment.

Not because home prices dropped.

Not because rates changed.

But because they became open to exploring places they hadn't seriously considered before.

What's interesting is that this doesn't always mean moving to another city, another county, or another state.

Sometimes it's simply looking at a different part of Burbank.

Or Glendale.

Or Pasadena.

Or another neighborhood nearby that offers a similar lifestyle but a different price point.
