The Bungalow Heaven Home Tour has a date again: April 25, 2027.

The tour has run in Pasadena since 1990. It took a pause in 2025, after the Eaton Fire, and came back on April 26, 2026 as the 35th annual tour. The neighborhood association has now posted a save-the-date for the 36th.

The format is a self-guided walk through the interiors of eight historic homes, with volunteer docents in each one and demonstrations of restoration work. McDonald Park hosts music and a silent auction.

For anyone who owns an older house, the demonstrations are the useful part. You see how original windows, porches and woodwork get repaired, which is the same work the city reviews in a landmark district. Bungalow Heaven has been one since 1989.

Hours and ticket prices are not posted yet.

The El Portal Theatre on Lankershim Boulevard was built in 1926. It turns 100 this year.

The centennial gala is Saturday, November 28, at 7:00 PM on the main stage. Tickets run from $50 to $125, according to the theatre's own page.

The city marked the year too. On July 1 the Los Angeles City Council voted to place permanent ceremonial signs at the address. The building has been Historic-Cultural Monument No. 573 since 1993, one year before the Northridge earthquake closed it. It reopened in January 2000 with three stages where there used to be one large auditorium.

The vote is public record under Council File 26-0801. Any file can be followed by number, with email updates, including one about your own street.

Four surveyors in one car drove every street in Glendale north of the 134 Freeway and looked at each parcel built through the year 2000.

The result is the draft East-West Glendale Historic Resources Survey. It lists 270 resources: 260 individual properties and 10 potential historic districts that together hold 437 properties.

Not everything on the list is a house. One entry is a concrete stair from 1924 that climbs the hillside between Fay Drive and Glenmore Boulevard. Six are houses built of rounded arroyo stone. The newest is the KABC-TV building on Circle Seven Drive, designed by Cesar Pelli and completed in 2000.

All of it was recorded from the public right-of-way. The team did not enter private property.

For an owner or a buyer, the point to hold on to is that a survey finding is not a designation. The report says listing on the Glendale Register requires approval from both the property owner and the City Council.

The City Council is scheduled to review the draft on October 20, 2026. The property lists are posted on the city's project page.

"I’m waiting for rates to drop” might be the most expensive sentence in LA real estate.

When they drop, every buyer comes back at once and you’re bidding instead of negotiating.

Nobody rings a bell when the market “gets better”. The deal either makes sense or it doesn’t.

Which mindset is yours? 👇

In 1937, two rows of jacaranda and cedar went into the ground along Stansbury Avenue in Sherman Oaks, between Ventura and Valley Vista boulevards. They are still there.

A year later, in 1938, a stand of oaks was planted on the south side of Ventura Boulevard between Fulton and Van Noord avenues, as a buffer between the road and the houses behind it.

Both groups of trees are recorded by name in the City of Los Angeles historic resources survey. The same survey lists Stansbury Avenue as a residential historic district, an example of a tract laid out for the automobile.

The Valley around them changed fast. The survey's figures put its population at 112,000 in 1940 and 402,000 in 1950.

For a buyer, the planting date is a clue to the lot. A block set out in the 1930s was drawn before the postwar building wave, and the trees on it are older than many of the houses nearby. Mature oaks in Los Angeles also come with city permit rules, so it is worth checking before planning a driveway or an addition.

Burbank caps house size by lot size, and the rate drops as the lot gets bigger.

Under Burbank Municipal Code section 10-1-603(D), a lot in the R-1 zone gets 0.4 square feet of floor area for each square foot of lot up to 7,500 square feet, 0.3 for lot area above that, and 0.2 above 15,000. The code's table puts a 6,000 square foot lot at 2,400 square feet and a 10,000 square foot lot at 3,750.

Two details change the math. Accessory structures, enclosed patios and sheds are in the count, with listed exclusions such as part of a garage. Any part of a structure over 12 feet in interior height counts as if a second story were inside it, so the floor area under it is counted twice. Hillside lots carry additional standards.

Before paying extra for room to add on, compare the legal lot size with the floor area already built.

In 1913 Pasadena opened a concrete bridge 150 feet above the Arroyo Seco.

The National Park Service records that the Colorado Street Bridge was proclaimed the highest concrete bridge in the world when it was completed. Before it, crossing the Arroyo meant taking horses and wagons down the steep eastern slope, over a small bridge at the stream, and up the west bank.

Engineer John Drake Mercereau could not find solid footing in the arroyo bed, so he curved the bridge 50 degrees to the south. Construction took 18 months. Horse carts carried materials down the sides of the gorge, and a single cement mixer poured about 11,000 cubic yards of concrete, half a yard at a time.

The bridge was listed in the National Register of Historic Places in 1981. It closed after the 1989 Loma Prieta earthquake and reopened in 1993 after a $27 million renovation.

For anyone reading a map of Pasadena today, this is the reason Colorado Boulevard runs straight across the Arroyo. The Park Service notes the bridge connected Pasadena to Los Angeles.
