Before you fall in love with the house, read the rulebook. 📋

HOA rules shape daily life. From exterior colors and desert landscaping to parking and rental limits (some require a 30-day minimum). Many master-planned Buckeye and Goodyear homes are in HOAs.

Fees may cover yard care, roof repairs or exterior paint; check the governing documents. The trade-off? Architectural approvals.

Arizona Title 33 protections:
• Written violation notice and time to comply
• Reasonable fines on published schedules
• ARS 33-1807: foreclosure for unpaid assessments only after 18 months delinquent or $10,000 unpaid, whichever comes first
• Solar devices can’t be prohibited; reasonable placement rules are allowed (ARS 33-1816, 33-439)
• The U.S. flag is federally protected; Arizona protects military flags and more (ARS 33-1808)

Before buying, check HOA reserves (and potential special assessments), developer litigation, and whether rules are followed.

Transit access is one of the everyday details that can shape whether a neighborhood fits your routine, not just a detail to check after move-in.

WeRIDE is an on-demand shared-ride service with separate Avondale and Goodyear zones. Trips must start and end within your home city’s zone; it does not cover all of Phoenix Metro.

As published in October 2026:
• Hours: Monday–Friday, 6:00 a.m.–8:00 p.m.; Saturday, 8:00 a.m.–5:00 p.m. No service on city-observed holidays.
• Fares: $2 standard; $1 reduced for eligible riders, including seniors 60+, veterans, people with disabilities, qualifying college students, and Valley Metro transfer riders.
• Book through the WeRIDE Micro app, at werideaz.com, or by calling 623-777-4330. Pay by credit or debit card, or exact cash.
• Vehicles are ADA-accessible; request a wheelchair-accessible ride when booking. Service animals are welcome.

The Avondale Transit Center connects to Valley Metro Express Route 563. Before making plans, confirm your address is in the right zone, plus current hours, fares, availability, and connection details with official sources.

Considering a move or sale in the West Valley? Request a free, no-obligation market analysis or buyer/seller strategy session. Sellers can also ask about our $8,888 “List with a Twist” flat-fee listing.

What’s happening with ERMCO in Waddell, and what do the numbers really mean? Here’s the clear version for West Valley residents. 👇

ERMCO, a Tennessee-based manufacturer of electric distribution transformers, purchased an existing approximately 566,000-square-foot industrial building in January 2026. It’s Building A at Virgin Industrial Park, 15784 W. Hatcher Road, about 30 miles west of downtown Phoenix.

A few important details:
• The reported $91 million is the property purchase price, not a total capital investment figure.
• More than 500 jobs were announced as a projection, with an expected ramp in 2027-not the current headcount.
• As of October 2026, the site has partially hired but is not yet an operating plant. Early site-role hiring was reported underway by mid-2026. Production is expected to begin in 2027, but schedules can change; 2027 is a target.

Considering a move or a sale in the West Valley? Ask us about local communities, request a free, no-obligation market analysis, or book a buyer/seller strategy session. Sellers can also ask about our $8,888 “List with a Twist” flat-fee listing.

Selling a home with solar in Arizona? The panels don’t automatically help or hurt a sale. The ownership structure, contract, and utility terms matter. ☀️

Here’s what to check:
• Owned and paid off: The system usually conveys with the home. Buyers and lenders may ask for the invoice, proof the loan is paid, and a title search for any outstanding UCC-1 fixture filing.
• Financed: The loan may need to be paid off or assumed with the lender’s approval. Check whether a UCC-1 financing statement was recorded.
• Leased or PPA: The solar company owns the system. The buyer may need approval to assume the agreement, or you may need to buy it out or prepay according to the contract. Removal is generally not an option mid-term.

Also verify the home’s actual utility account and interconnection terms; export rates vary by utility and interconnection date. Don’t assume a tax credit transfers to the buyer. Systems placed in service after December 31, 2025 generally don’t qualify for the federal residential clean energy credit, confirm with the IRS and a tax professional.

Your Phoenix home is sitting on the market. Here are five reasons why. 📉

When a home doesn’t sell, “it’s the price” is the easy answer. But several signals get blended together, and each means something different:

1️⃣ Days on market vs. cumulative days: relist history matters.
2️⃣ A relist may reset the date, not the home, price or competition. Buyers and agents can still see its history.
3️⃣ Last spring’s comps compete with this month’s active listings.
4️⃣ Deferred maintenance, dated finishes and small repairs can signal future costs.
5️⃣ Limited access means fewer showings; concessions, timelines and flexibility can help similar homes win.

In 2026, Phoenix has more inventory, buyer choice and normal negotiation. ARMLS’ September STAT report showed a $445,000 median sales price, about 4.3 months of supply, 64 median days on market and roughly 23,400 active listings. Homes that are priced, prepared and easy to say yes to stand out.

Before changing the price or pulling the listing, get a diagnosis, not a guess. We’ll assess feedback, competition, condition, access and terms separately. Request a free, no-obligation market analysis and pre-list strategy session in Phoenix, Peoria, Surprise, Goodyear, Buckeye, Glendale or the West Valley. Ask about our $8,888 “List with a Twist” flat-fee listing, Clarity Prime transparent bidding, or Renovate & Sell.

What would you want answered before changing your price?
