🏡🔑 WHAT DOES THE TITLE COMPANY DO? 🔑🏡
When you’re buying or selling a home, you’ll hear a lot about the title company, but what exactly do they do?
Think of the title company as an important behind-the-scenes partner that helps make sure your transaction gets safely and legally to the closing table.
📋 They help with:
🔎 Title Search: They research the property’s history to make sure the seller has the legal right to sell the home and look for any liens, claims, or other issues that need to be addressed.
🛡️ Title Insurance: They help protect the buyer and lender from certain title problems that may not be discovered during the title search.
💰 Handling Funds: The title company helps coordinate and properly handle the money involved in the transaction, including closing funds and payoff amounts.
📝 Preparing Closing Documents: They coordinate and prepare many of the documents needed to complete the transaction.
🔑 Closing: They bring everything together at the closing table, help make sure documents are signed correctly, and help coordinate the transfer of ownership and funds.
