I worked with the seller to sell her father’s home in East Flatbush. We prepped the home for sale by mainly decluttering and a deep cleaning and received an offer above asking within the first 30 days of hitting the market!

this painting immediately made me laugh because we all know the look of a bandit sign.
“START PACKING NOW”
“WE BUY HOUSES”
“ANY PRICE”
“ANY CONDITION”

I am curious what this meant to the artist who created it?

Developers call me all the time looking for opportunities.
Empty lots. Estate sales. Buildings with unused air rights.
Owners who “might be ready.”

some developers will squeeze every penny out of a deal, and some are simply easier to work with.

The reality is, who your developer is matters.

A good developer understands construction, timelines, communication, neighborhood dynamics, and long term value creation.
A bad one creates delays, surprises, disputes, and headaches that follow everyone involved.

When you are involved in a deal, make sure you know who you’re dealing with. It can save you a lot of hiccups down the road.

Buying a townhouse is part real estate, part architecture, part detective work. Beyond the charm and original details, buyers need to understand landmark restrictions, aging plumbing and electrical systems, roof conditions, garden drainage, and whether previous renovations were done with or without permits.

In NYC real estate, “break sky” refers to a view that clears the surrounding buildings and opens into visible sky. We Agents use it to describe an apartment that gets light and an open outlook instead of staring directly into another building.

Example:
“The unit has a sky break over the neighboring rooftops, which brings in better natural light.”

What Actually Drives Home Values When Selling in Manhattan

Most Manhattan sellers focus on comps. The reality is that pricing is driven just as much by location nuance, building dynamics, and who the buyer is. Two similar apartments can trade very differently depending on those factors.

Selling in Manhattan requires more than comps. Learn how location, building type, and buyer priorities shape pricing and demand.

The biggest mistakes I see when selling in Brooklyn aren’t market related. They’re preparationrelated. Taxes, building rules, and missing documents slow deals down and reduce leverage. Getting ahead of those makes all the difference.

Selling property in Brooklyn involves more than pricing. Learn how taxes, co-op approvals, and preparation impact your final outcome.

The mortgage-finance giant Fannie Mae will soon accept so-called crypto-backed mortgages for the first time, the latest expansion of cryptocurrencies into mainstream financial transactions.

Better Home & Finance and the U.S. crypto exchange Coinbase Global unveiled a new mortgage product Thursday that allows home buyers to pledge their crypto holdings when getting a Fannie-backed mortgage, instead of selling the crypto to make a cash down payment. (Courtesy of the WSJ)

One assumption I hear often from high-earning families moving to New York: “We’ll rent first and buy later.” In many cities that works. In NYC, time has a price. Rent compounds, equity is delayed, and entry points rarely get easier. Sometimes the most conservative move isn’t waiting, it’s acting sooner with the right structure.

For high earning families in NYC, renting first often delays equity and increases long term cost. Here’s why waiting to buy can be the most expensive move.
