One assumption I hear often from high-earning families moving to New York: “We’ll rent first and buy later.” In many cities that works. In NYC, time has a price. Rent compounds, equity is delayed, and entry points rarely get easier. Sometimes the most conservative move isn’t waiting, it’s acting sooner with the right structure.

For high earning families in NYC, renting first often delays equity and increases long term cost. Here’s why waiting to buy can be the most expensive move.

As home affordability becomes a bigger issue, the government may let people dip into their 401(k) for a down payment.

Helpful or dangerous? Possibly both.

This already exists for IRAs, but extending it to 401(k)s would be a major shift, especially for first-time buyers struggling to save while prices and rents stay stubbornly high.

I wrote about what this could mean, who it helps, and why this is not a decision to take lightly.

Worth understanding before celebrating.

The federal government may allow 401(k) withdrawals for home down payments. Here’s what it could mean for first-time buyers, the risks, and how it compares to existing IRA rules.

Why Real Estate?

A natural born problem solver, I am known for my resourcefulness in challenging situations. As a Real Estate agent who is prepared for all situations and knowledgeable in my craft, I am a huge asset to my clients and am thorough in educating them every step of the way. My clients benefit from my expert market knowledge and experience navigating through various market conditions. Born and built in New York, I grew up enchanted by the Tudor homes of Forest Hills, Queens. My love of architecture, real estate, and design was innate. Coupled with my energetic 'can do' attitude, you want me negotiating on your behalf when buying or selling New York real estate. When I’m not working, I’m walking around with my boys Lev and Judah, showing them the stylistic differences between homes and highlighting all the new construction going on around us. They especially love seeing which houses their mommy has sold.
