In January, Summit County recorded 58 residential sales totaling $67M. Compared to January 2025, transactions fell 34.8% and sales volume declined 50.3%. Land sales increased year over year, with 7 transactions in January.

The 3-month average sales price dropped to $1.28M (-15.7% YoY), while price per square foot decreased 4.8% to $756. Days on market rose 12% to a 3-month average of 99 days, and the list-to-sold price ratio declined to 97%.

Luxury sales ($2M+) slowed significantly, with 8 transactions—down 58% from last year. The highest sale was $3.8M.

As of early February 2026, Summit County had 530 active listings (460 residential, 70 land), representing a 10% increase in inventory year over year.
