How Changing Mortgage Rates Can Affect You:

This year, the 30-year fixed mortgage rate has fluctuated between 6% and 7%. If you're unsure about whether to buy a home or not, it's important to understand how a change in mortgage rates (even as little as 1% or 0.5%) can impact your ability to purchase a home.

Even a 0.5% change can have a big impact on your monthly payment. The following chart illustrates the correlation between mortgage rates and a typical monthly mortgage payment. For a loan amount of $325,000, a 1% increment in interest rate could reduce your savings by $213 per month.

Pending Home Sales On the Rise:

The National Association of Realtors (NAR) reported a slight increase of 0.8% in pending home sales for February. Pending sales are homes that have signed contracts but have not yet closed, and they typically indicate future trends in the market. They tend to lead existing-home sales data by 1 to 2 months.

Contract signings in all four regions underwent double-digit declines from the previous year. The West had the largest decline of 28.4%, followed by the South with a drop of 21.7%. The Northeast and the Midwest had drops of 17.0% and 16.5%, respectively.

Staging a Home Reduced Its Time on Market: Report

Home staging: the secret to a speedy sale and higher offers! According to a recent report by the National Association of Realtors, almost half of the seller's agents found that staging a home led to a quicker sale. And that's not all - 1 in 5 agents reported that staging also resulted in a 1% to 5% boost in offer prices, compared to non-staged homes.

According to a survey, 81% of buyer agents believe that staging a home makes it simpler for buyers to imagine the property as their future home. The living room was considered the most important area to stage for buyers (39%), followed by the primary bedroom (36%) and the kitchen (30%). Almost half of the sellers’ agents (48%) reported that home staging decreased a property’s time on the market. Twenty percent of both buyers’ and sellers’ agents said home staging increased the dollar value offered by between 1% and 5% compared to similar homes on the market not staged.

So, if you're looking to sell fast and get the best possible price, it might be time to invest in some expert staging!

Hello, and happy Spring! Here's your Spring Season Summit County Real Estate Update!

Summit County’s housing market is seeing transaction volume slowing down. The most recent data from Land Title for the month of February 2023 shows record-high home sale values even as sales volume has been decreasing.

Key Indicators / Data Points:

- Nearly 20% fewer sales than over the same time last year
- The median sales price is up 20.4% over the same time last year
- The average home transaction in February for both single family and multi-family housing was $1,484,891
- The average sale price of a single-family home is $2,177,991 - a 6% increase from 2022’s average.

All of that said, the Summit County real estate market remains strong, prices haven't changed as much as many thought they would, and what should be expected is simply less sales volume while sale prices remain at the highest average price ever, while sellers are on average netting 97% of list price.
