September’s Gallatin County housing numbers look strong — but the headline only tells part of the story.
The median single-family sale price reached $875,000, closed sales were up 16.8% year-over-year, and the median days on market for homes that actually sold dropped to 23 days.
That does not mean every home is selling in three weeks.
It means the market is still rewarding properties that are priced accurately, presented well, and positioned for today’s buyer.
Meanwhile, pending sales softened and inventory tightened heading into fall, so this isn’t a return to the 2021 “list it high and wait for someone to blink” market.
My takeaway:
Well-priced homes are still moving. Overpriced homes are still negotiating.
If you’re thinking about selling this fall or winter, the question isn’t just “What could my home sell for?”
It’s “How should it be positioned so the market actually responds?”
That’s the part I enjoy digging into.
