Idaho’s new STR law is changing the game

Starting July 1, 2026, House Bill 583 is set to reshape short-term rentals across Idaho—and whether you’re buying or selling, this matters.

Here’s the breakdown 👇

✔️ STRs are recognized as a residential use
✔️ Cities can’t regulate STRs differently than long-term homes
✔️ No more:
– Special permits
– Extra licensing fees
– Overly restrictive local rules

✔️ Local governments CAN still enforce:
– Noise & nuisance rules
– Parking
– Basic safety requirements (smoke detectors, etc.)
