Real estate is full of advice that sounds right and quietly costs people money. I would rather say the unpopular thing now than watch someone learn it the hard way after closing.

You do not have to agree with all of them. But if one made you pause, that is probably the one worth thinking about.

Money can’t buy happiness. It can buy a house with a kitchen you actually want to cook in, and honestly that gets you pretty close. ☕

Here is what I have learned walking people through their doors for the first time: the happiness was never in the money. It was in the Sunday mornings, the kids’ heights marked on the pantry wall, the backyard that finally fits the whole family. The house is just where all of that gets to happen.

I hear these every week from buyers and sellers who are trying to make smart decisions with information that is half right. Half right is what gets people stuck, overpaying, or waiting on a house they could already own.
