St. Andrews Country Club records a $15.75 million spec-home sale

A newly built spec mansion in St. Andrews Country Club in Boca Raton sold for $15.75 million, according to reporting published August 27. The property exceeds 10,000 square feet and was developed as a high-end contemporary residence inside one of Boca’s most prestigious mandatory-membership clubs.
This is particularly interesting coming immediately after the recent $16.85 million Royal Palm Yacht & Country Club transaction.
The two sales represent very different luxury products:
Royal Palm: waterfront, boating, non-equity club environment, East Boca.
St. Andrews: private golf, gated club lifestyle, central Boca, mandatory membership.
Yet buyers are paying close to the same eight-figure price for exceptional finished homes in both.
What that tells us
Boca luxury demand is not confined to waterfront.
There is a buyer willing to pay a substantial premium for:
new construction + excellent design + large scale + complete amenities + immediate occupancy, even when significant club costs accompany ownership.
That reinforces the trend we have seen repeatedly this month:
Turnkey condition is becoming a separate value category.

D-Wave: the Boca Raton story just got more interesting.
The latest development is that D-Wave Quantum has expanded the space it plans to occupy at the Boca Raton Innovation Campus before its headquarters relocation is even complete.

D-Wave now leases 34,522 square feet across two BRiC buildings, up from the approximately 26,000 square feet originally announced. The amended lease allocates about 28,804 square feet to one suite and 5,718 square feet to another.

That is significant because D-Wave still intends to move its corporate headquarters from Palo Alto to Boca Raton before the end of 2026, while establishing BRiC as a key U.S. research-and-development center supporting its quantum-computing systems.

This appears to be more than a corporate-address relocation

The Boca operation is expected to support core R&D, testing and technical-support functions for D-Wave’s annealing quantum-computing roadmap. D-Wave has described Boca as part of a broader North American R&D network that also includes Burnaby, British Columbia; New Haven, Connecticut; and quantum systems in California and Alabama.

At the same time, Florida Atlantic University has entered a $20 million agreement to purchase a D-Wave Advantage2 quantum computer, which is expected to be installed near the new headquarters.

That combination is much more interesting economically:

D-Wave headquarters + R&D + FAU quantum computer + university research + recruiting + vendor ecosystem.

That has the potential to form the beginning of an actual quantum-computing cluster rather than one company simply changing its mailing address.

D-Wave itself is gaining commercial momentum

Its latest reported results also look stronger than a year ago. For the first half of 2026, D-Wave reported $35.5 million in bookings, up more than 1,120% year over year, while remaining performance obligations reached $40.7 million, up 668%.

The company also recently announced peer-reviewed research demonstrating a two-qubit entangling gate with approximately 99.9% fidelity, an important milestone in its work toward fault-tolerant gate-model quantum computing.

So the Boca relocation is occurring while the company is expanding both commercially and technically.

What I'm seeing in Boca luxury right now...
The upper end is showing genuine strength
The clearest evidence comes from the wider South Florida and Palm Beach County numbers.
In the first half of 2026, Palm Beach County's top 5% single-family luxury threshold reached $4.4 million, while the top 1% ultra-luxury threshold reached $14 million. Across South Florida, the luxury threshold increased from $2.7 million in 2025 to $3.3 million this year.
And this isn't just rising asking prices.
South Florida's $1M+ sales jumped 39.7% year-over-year in June, while $10M+ transactions reached a record 306 sales during the first six months of 2026. An extraordinary 88% of those $10M+ purchases were cash.
Palm Beach County is particularly important: 30% of its single-family transactions were $1M+ in June, the highest proportion among the five South Florida counties covered in the report.
That tells me the strength isn't confined to one or two headline-making billionaire transactions.

Brightline now faces roughly $5 billion in debt, but South Florida has a great deal invested in its survival

South Florida Business Journal published a major examination Thursday of Brightline’s approximately $5 billion debt load and the challenges facing the private rail company. The article describes Brightline as having become an important transportation asset and development catalyst despite its financial stress.

The financial concern follows other warning signs, including a debt downgrade citing a very high probability of default. At the same time, Brightline reported an 18% increase in ridership and nearly 900,000 passengers during the second quarter, and it continues pursuing station expansion.

Why this matters to residential real estate

Brightline has changed the practical geography of South Florida.

A household can increasingly live in Boca or West Palm while maintaining professional relationships in Fort Lauderdale or Miami. That expands the number of residential markets an executive can reasonably consider.

A newly completed residence at 1642 Sabal Palm Drive in Royal Palm Yacht & Country Club sold for $21.5 million. The 2026 home contains approximately 9,370 square feet, seven bedrooms, more than eight bathrooms and a four-and-a-half-car garage. The reported price equates to roughly $2,295 per square foot.
The property had been offered for $22.95 million, placing the closing price about 6.3% below asking. The underlying property reportedly changed hands for $6 million in February 2025 before the prior residence was replaced with the new construction.
What this tells Boca luxury sellers
This transaction provides evidence for two simultaneous market conditions:
Buyers will still commit more than $20 million for current construction in a premier community.
Even an exceptional, newly built home can involve meaningful negotiation.
The sale also reinforces how heavily ultra-luxury buyers value completed construction. Building from scratch requires land acquisition, design, permitting, financing, construction oversight and substantial exposure to delay. A finished property can command a premium because it transfers those risks to the developer.
