San Mateo County’s single-family housing market in 2025 was defined by resilience, speed, and a clear divide between ultra-luxury and mid-tier markets.
* Mid-Tier Speed: The “core” Peninsula market (Belmont, San Mateo, Burlingame, Menlo Park) remained incredibly competitive. With Days on Market (DOM) averaging between 9 and 11 days, buyers had very little time to deliberate. These cities consistently saw sales prices exceed asking prices (averaging +$100k to +$160k over list), driven by historically low inventory and high demand for move-in-ready homes.
* Luxury nuances: The ultra-luxury sector (Atherton, Woodside) operated with different dynamics. While prices remained sky-high ($9M+ medians in Atherton), these properties generally sold under asking price and sat on the market longer (13–40 days), reflecting a smaller buyer pool and more room for negotiation at the top end.
* Price Strength: Despite fluctuating interest rates throughout the year, prices held firm or increased in desirable neighborhoods. The county-wide average sales price settled around $2.6M, confirming San Mateo County remains one of the nation’s most robust equity markets.
* Fastest Movers: Belmont & Menlo Park homes flew off the market in just 9-10 days on average.
* Highest Premiums: Burlingame sellers saw the biggest jump over asking price, averaging +$167k.
