The Credit Score Surprise That Delayed a Home Purchase

A buyer recently told me, "My credit score was over 700 a few months ago, so I should be fine."

On paper, that sounded reasonable.

But when they applied for a mortgage, their score had dropped enough to affect their loan options.

What happened?

Nothing major.

No late payments.
No collections.
No big financial problems.

A few months earlier, they had opened a new credit card for a furniture promotion and financed a home improvement project for a family member.

Both decisions seemed harmless at the time.

But new credit inquiries, added debt, and changes to credit utilization can impact scores more than many people realize.

The good news is that the situation was fixable.

After paying down balances and avoiding new credit activity for a period of time, their score improved and they were able to move forward with more favorable financing options.

Reminder: If you're thinking about buying a home in the next 6–12 months, try to avoid opening new credit accounts or taking on unnecessary debt. Small credit decisions today can have a bigger impact on mortgage options tomorrow.
