I’ve seen Austin homeowners spend $40K on a kitchen remodel and wonder why they didn’t make it back at closing.

Meanwhile, the house down the street spent $400 on a coat of paint, spruced up their yard, and walked away with more.

I've walked through homes where the owner gutted the bathroom before listing and barely broke even.

Then I've seen a $1,500 garage door swap change a buyer's entire first impression before they got to the front door.

The upgrades that move the needle are usually the ones that remove objections.

A well-maintained yard says "this home is cared for."

Fresh neutral paint makes every room feel like a clean slate - fresh, bright, and bigger.

Y’all didn’t ask, but apparently I had a lot to say about pricing strategy the other day and I’m ready to share 😌

One thing I keep seeing in the last year is sellers paying way too much attention to what homes are currently listed for online instead of what buyers are actually paying for homes.

Just because a neighbor listed at a certain price doesn’t automatically mean buyers are willing to pay it.

A lot of pricing strategy comes down to studying the sold homes, understanding the current competition, buyer behavior, condition, updates, and how your home compares to the other options buyers are seeing.

Because buyers are comparing value whether they realize it or not.

I saw this all throughout last year too. Even in neighborhoods where homes were sitting longer and reducing prices, the homes that were positioned well still sold quickly and negotiated strongly.

There’s definitely strategy involved beyond just picking the highest number possible and hoping the market agrees with it.

I just wanna take a min to celebrate Linda on her first home🏡✨ she’s one heck of a woman and I feel honored to have been able to team up with her for this chapter of her life.

One thing I’ve learned working with buyers is that sometimes my job is less about finding the house…and more about helping people trust what they already know they want. 🏡

Linda had actually liked this home for months prior to meeting with me. After we looked at other options, she somehow kept coming back to this one.

Like a lot of buyers, there was some second guessing along the way and a lot of opinions to sort through. So many of our conversations came back to one simple question:
“What do YOU want?”

She wanted something close to work, manageable, peaceful, and exciting to come home to. Somewhere she and her cats could truly settle into without taking on a huge project right away.

The timing ended up working out really well too. The home sat long enough for us to negotiate it into a price point she felt comfortable with, and we structured everything in a way that helped the payment feel manageable long term.

She’s officially been moved in for about a week now, and seeing her feel calm, confident, and happy with the decision she made all on her own has honestly been my favorite part. 🤍🫶✨

Closed with these first time buyers a couple weeks ago and this one was such a good reminder that strategy matters just as much as the house itself. 🏡

They originally came in thinking resale would be the best route, but during our consultation, after talking through budget, monthly payment goals, and timing, I suggested we also explore some new construction communities.

Once we started comparing numbers, the opportunity became pretty clear:

✔️ lower interest rate
✔️ closing costs paid
✔️ brand new home
✔️ monthly payment under budget

We toured a few places, but they kept circling back to the very first community we visited… which usually tells me a lot 😂

One of the biggest wins though was timing everything around the end of their lease so they didn’t have to rush, break a lease, or juggle rent and a mortgage at the same time.

They walked into their first home only bringing their down payment to closing, and honestly I could not have been happier for them.

Most homes in Pioneer Crossing are taking around 70+ days to sell and closing closer to 93% of list price

These are all homes I’ve sold in this neighborhood, and they went under contract in about 15 days and closer to 99%

That’s not one lucky result, it’s how I approach pricing and positioning from the start

When a home is priced too high and adjusted later, it usually slows momentum and weakens negotiating power

When it’s positioned correctly upfront, it creates stronger interest early on and leads to better terms

This is something I’ve been able to replicate across multiple neighborhoods, not just here. If you’re thinking about selling, I’m happy to walk through what this could look like for your home.

🚨 Hot take: it’s not the market…it’s how your home is positioned.

These sellers had been watching the market for over a year, trying to figure out the “right” time to sell as their family started to outgrow the home.

When they finally decided to move forward, we focused on getting it ready, not waiting on perfect timing.

Listed the weekend of a winter storm ❄️
Still got an over-asking offer that same weekend.

Same market everyone else is waiting on.

Different strategy.

At the end of the day, it comes down to your goals.
Every home will sell…but how you prepare it determines how fast and for how much.

Pricing your home high ‘just to see what happens’

Here’s where this strategy backfires:

An overpriced house usually sits on the market.

Until eventually you drop the price to drum up action.

Meanwhile, your days on the market start to add up and buyers begin to wonder if there’s something wrong with the property.

Then comes the skepticism and buyers start submitting lower offers.

You know where this is going...

👉 TL;DR Strategic pricing based on real data = multiple offers. Overpricing = price drops and low-ball offers.
