🏡 Would You Live in a Barndominium?

Barndominiums aren’t just barns with bedrooms anymore!
They’ve become a popular option for buyers wanting more space, flexibility and a little Hill Country personality. 🌳

But are they actually cheaper to build?

According to a recent Realtor.com article, a finished barndominium can run roughly $120,000–$540,000, depending on size, finishes, land and how much work you tackle yourself.

Turnkey construction can run around $150–$190 per square foot, while kits generally cost $50–$100 per square foot before interior finishes.

And don’t forget the land! Site prep, utilities, septic, foundation and permits can add significantly to the final price.

The upside? Open floor plans, soaring ceilings, tons of customization and room for that dream workshop or garage. 😍

Here in the Hill Country, I can definitely see the appeal!

🏡 Your home should make you feel like THIS. ❤️🐾

Safe. Comfortable. Relaxed. And maybe just a little spoiled. 😂
Winnie clearly understands the assignment.

But I recently read that some of the little things in our homes can actually make it harder for us to relax~without us even realizing it.

📬 Piles of mail and paperwork
💻 Work stuff in our relaxation spaces
📱 Constant notifications
💡 Harsh overhead lighting
🧺 Those “I’ll put it away later” piles
🛏️ Clutter around the bedroom

The good news? You don't need a perfectly organized, magazine-worthy house. Sometimes clearing one surface, turning off the notifications, or adding a cozy lamp can completely change how a room feels.

Because home should be the place where you walk through the door and your shoulders drop a little.

Basically… be more like Winnie. Find your comfy spot and RELAX. 😂❤️

When you hear mortgage rates are back above 7%… 😵‍💫🐶

Louie’s reaction may be appropriate 😂 ~ but don’t go into hibernation just yet.

Yes, rates have climbed, but that headline number doesn’t necessarily tell the whole story.

Buyers are still finding ways to make the numbers work:
🏡 Builder rate buydowns & incentives
💰 Seller-paid concessions
📉 Adjustable-rate mortgage options
🔎 Shopping lenders for a better rate and terms
🤝 Negotiating harder in a market where buyers may have more leverage

The takeaway? Don’t let the headline rate make the decision for you.

There may be more options~and more negotiating room~than you realize.

And if the numbers still don’t make sense? Then we take a page from Louie’s book and wait comfortably. 😂❤️

We all have our happy place. ❤️

For Winnie, apparently it's a sandbox. 😂🐾

For me, one of my happy places is catching up with past clients. Yesterday I stopped by a client's home for what turned into the sweetest impromptu visit~and I left with a very full heart.

Real estate may be what brought us together, but the relationships that continue long after the closing table are what make this career so special to me.

Winnie has her sandbox. I have my people. 🥰🏡🐶

🍂 **Is it sweater weather yet?!** 🍂

Winnie got a little taste of cooler temps in Colorado and, judging by that face, she’s ALL IN. 😂❄️🐾

Meanwhile, back in Texas, we’re patiently waiting for that first morning when we walk outside and think, *“Oooooh… I need a jacket!”* 🤞

Fall is also one of my favorite times for real estate. Cooler weather, changing routines, and a fresh season have a funny way of getting people thinking about **home**~ whether that means making a move, tackling a few projects, or just getting your current home cozy for fall. 🏡🍁
