49. 35. 14. What do these three numbers have to do with the housing market? 🏠

They tell a pretty remarkable story about the financial position of American homeowners.

$49.8 trillion is the total value of owner-occupied residential real estate in the U.S.

$35.8 trillion is homeowner equity.

$14.0 trillion is the mortgage debt remaining against those homes.

Put another way, homeowners collectively hold roughly 72% of their homes’ value as equity.

We hear a lot about the challenges in today’s housing market, from mortgage rates and affordability to changing inventory levels. Those things matter. But so does the tremendous amount of wealth homeowners have built through real estate.

For many homeowners, that equity creates options. It may provide the flexibility to make a larger down payment on the next home, downsize, relocate, invest, or make a move without taking on as much debt.

So, if you’re thinking about moving, the conversation shouldn’t only be about the interest rate you’d be giving up.

It should also include the equity you’ve built and what that equity could allow you to do next.

Interest rates may move month to month, but long-term real estate value is driven by jobs, population growth, and business investment. Austin continues to lead on those fundamentals. 🏡
