We help agents stay organized, compliant, and stress-free. Here at White Pickett Fence Services, our goal is to take all the guesswork out of a real estate transaction. From the client to the agent, to the closing attorney, to the lender. Our sole purpose is to make sure all the I's are dotted and T's crossed to ensure a timely and smooth real estate transaction. Once the contract is executed this

is where our team steps in! We complete a summary of all the time sensitive deadlines within the contract and provide this to the client, the co-op agent, the lender and the attorney to ensure everyone is on the same page. After that, we follow up on all the deadlines laid out in the summary to ensure everything is on track! This allows the agent to focus on what they do best, which is selling homes! On average, an agent will spend about 13 hours on any given transaction once it goes under contract. For a flat rate, you can be sure that 13 hours of your time is spent prospecting, showing homes, or even on vacation. Utilizing the time leverage of a transaction coordinator can allow you to take your business to the next level and give you peace of mind knowing all addendums have been shared, all deposits have been completed, all you have to do is collect your commission check. As TCs, we’ve seen listings sit longer than expected. Not because the home isn’t great, but because the messaging is off. So, let’s ask the real question: Are you tailoring your messaging and marketing to the right buyers?

Here’s what I mean:
-Is the listing copy speaking to first-time homebuyers, when the property really suits downsizers?
-Are the photos and video highlighting family-friendly features… or would it be better to showcase the low-maintenance lifestyle for a busy professional?
-Is your social media pushing this listing to your ideal audience, or just your general sphere?

Try this:
1) Revisit your buyer persona before you post
2) Ask: Who would love this home and why?
3) Adjust the tone and visuals of your marketing to match that buyer
4) Use hashtags and captions that attract that specific demographic

The right message to the wrong audience = missed opportunity. But when you get it right? That’s when homes fly off the market.

One of the fastest ways for option periods to go sideways? Assuming “7 days” actually means 7 full days.

Here’s the reality:

* The clock starts the day after the contract is executed
* Weekends count unless your contract says otherwise
* The deadline is 5 p.m. local time on the final day
That means your buyers could think they have extra time… and suddenly they’re racing the clock to complete inspections, negotiate repairs, or make big decisions.

Closing day is supposed to be the celebration, not the stressful part of the transaction. But when clients aren’t prepared for the process, that final appointment can come with unnecessary confusion or last-minute questions. A little preparation ahead of time makes all the difference.

Here are a few key things agents can do to set their clients up for a smoother, more confident closing experience:

- Remind clients about wire fraud safety
Make sure they know wiring instructions are never sent via last-minute email without verification. A quick reminder can prevent a very costly mistake.

- Confirm ID requirements early
Let clients know ahead of time what forms of ID they’ll need so there are no day-of delays at the title office.

- Talk through final walkthrough timing
Set expectations on when it happens and what it covers so buyers know what they’re looking for (and what it’s not).

- Review closing costs in advance
Going over final numbers before closing day helps eliminate surprises and gives clients time to ask questions instead of feeling rushed at signing.
