My goal for October is simple: 20 copies of Still A Mother. ❤️

I’m already halfway there, and today reminded me that sometimes God puts the right people in your path to help you see beyond what you can currently imagine.

This book was born from one of the deepest places in my heart. Still A Mother is more than a book to me. It is purpose coming from pain, faith in the middle of grief, and a reminder that a mother’s love does not end when her child is no longer physically here.

And there is an even greater purpose attached to every copy sold. Proceeds are going to support a very worthy organization, allowing this journey to pour into the lives of others.

Market Minute: new builds are now the discount aisle.

Daily mortgage rates hit 7.49% Friday (Mortgage News Daily, 10/2) sitting near 7.5% after a weak jobs report. Waiting on rates keeps costing qualified buyers.

Meanwhile, Zillow reports new homes now cost LESS than resale in one-third of major markets (9/29), with new-home supply at 9.6 months. Builders are discounting to move inventory.

Mortgage rates jumped to 7.28%, but some Metro Atlanta builders are still advertising rates as low as 4.99% on select homes.

The caution: The advertised 4.99% is a five year adjustable rate mortgage, not a permanent 30 year fixed rate.

Before signing, compare:

• The monthly payment
• The APR
• Cash needed at closing
• The payment after year five
• The cost of the home and any builder incentives

A lower starting rate can help, but the complete financing package matters more than the headline.

📕 OFFICIALLY PUBLISHED: STILL A MOTHER

Today, I get to share something that means more to me than I can fully put into words.

My book, Still a Mother: A 30 Day Devotional and Guided Grief Journal of Psalms, Prayer, Reflection, and Hope After the Loss of a Child, is officially LIVE on Amazon. ❤️

I never imagined that grief would become part of my story in this way. I also never imagined that some of the prayers, tears, questions, and moments between me and God would eventually become something I could place into the hands of another mother.

Still a Mother was written for the mother learning how to live while carrying a loss that cannot simply be explained away.

This is not a book that tells you to get over your grief, nor does it promise that 30 days will make the pain disappear. I have a long road ahead this is simply a road map of my recuring 30 days.

Instead, it gives you a place to pray, reflect, remember your child, write what may be too difficult to say aloud, and invite God into the places that hurt the most.

Through KJV Scripture from the Psalms, prayers, reflections, guided questions, and journaling, my prayer is that another grieving mother will be reminded:

Your child’s life mattered.
Your love remains.
And you are still a mother.

If you know a mother who has lost a child, please consider sharing this book with her. Sometimes we do not know what to say to someone who is grieving. Maybe we do not need to have all the words. Sometimes simply saying, “I remember. I see you. You are not alone.” can mean more than we realize.

🙏🏾 My prayer is that God will use Still a Mother to meet grieving mothers exactly where they are and gently remind them that even in the deepest valley, He is still present.

Before changing your home budget, let’s compare the market rate with seller credits and builder financing.

The immediate opportunity is concentrated in this week: Atlanta has entered its projected strongest seasonal buying window, several builder promotions expire September 30, and mortgage rates have crossed 7%.

Freddie Mac’s national 30 year fixed average rose from 6.95% to 7.03% on September 24. The 15 year average increased from 6.26% to 6.42%.

The weekly change adds approximately $21 per month in principal and interest to a $400,000 loan.

Buyers should refresh their approval before making an offer. An older preapproval may no longer reflect their current maximum price or payment.

Atlanta Market Minute: rates just hit a 20month high.

The 30-year fixed hit 6.95% last week (Freddie Mac, 9/17) fourth straight weekly rise. For qualified buyers, waiting keeps getting more expensive.

The Fed hiked its benchmark to 3.75–4.00% on 9/16, its first increase since 2023, with more hikes possible this year. Rate relief isn't coming soon.

Meanwhile Atlanta builders are pulling back residential permits down 5.5% vs last year (Zillow, 9/14). A thinner pipeline means today's finished homes are your best leverage.

**Atlanta market minute 🏡**

New home lot supply here hit 130 last quarter3rd most oversupplied of the top 30 U.S. markets, up 30% from last year (Zonda, Sept 9). Translation: builders need to move homes, so there's room to negotiate price, upgrades, or a rate buydown.

1 in 4 metro listings took a price cut in August (Realtor.com), and the 30-year fixed sits at 6.76%, a 14-month high (Freddie Mac, Sept 10).
