⚠️ POWER SHUTOFF WATCH: ATASCADERO & SAN LUIS OBISPO COUNTY ⚠️

PG&E has issued a Public Safety Power Shutoff (PSPS) Watch for portions of San Luis Obispo County that could affect approximately 10,460 customers.

📅 Potential Start: Thursday, October 15, 2026
⏰ Possible Outage Start: Between 2:30 AM and 12:00 PM
🔌 Estimated Power Restoration: Saturday, October 17, by 8:00 PM

⚠️ Please note: A Watch means an outage is possible, but it is not guaranteed. PG&E has not yet released specific information about which customers may be affected.

🏡 What should you do?
• Charge phones and backup batteries.
• Prepare flashlights and emergency supplies.
• Plan ahead for refrigerated food and any medical devices that require electricity.
• Check for updates and confirm whether your address is affected.

September brought mixed results across North San Luis Obispo County, with home sales slowing in Atascadero, remaining steady in Paso Robles, and increasing in Templeton. Atascadero recorded 14 home sales, down 58% from the 33 homes sold in September 2025. Paso Robles recorded 56 sales, matching last year’s total, while Templeton saw a significant increase, with 11 homes sold compared to just 5 last year, a 120% jump.

Median home prices continued to show varying trends across the region. Atascadero’s median sales price rose to $882,500, a 7% increase year over year, while Paso Robles reached $760,000, up 9%. Templeton’s median sales price was $1,162,500, down 11% compared to September of last year.

Days on market continue to rise, indicating that homes are taking longer to sell in much of the area. Atascadero experienced the most significant change, with homes averaging 35 days on market compared to just 7 days in September 2025. Paso Robles also saw an increase, from 38 to 56 days, while Templeton remained relatively stable at 47 days compared to 46 last year.

Overall, the September market reflects a more measured pace, with longer selling times and different trends across each community. For sellers, thoughtful pricing and strong presentation remain important in attracting buyers. For buyers, the additional time homes are spending on the market may provide more opportunities to explore options and negotiate favorable terms.

Currently on my way to meet James, who has an out-of-state phone number, at a vacant property, in the middle of nowhere Santa Margarita, with sketchy cell service.

Everything is going to be fine.
I’m sure of it.
Probably. 😂

Because when you’re a realtor, apparently the things that would make your mother say, “ABSOLUTELY NOT!” just become part of the job.

Out-of-state number? ✔️
Vacant property? ✔️
Middle of nowhere? ✔️
No cell service? ✔️
Meeting a stranger? ✔️

🏡 SO, WHEN IS THE BEST TIME TO BUY OR SELL A HOME?

I get asked this one a lot. And unfortunately, I don’t have a magic calendar with one perfect day circled in red. 😂

The truth is, it depends on you — your timing, your needs, your goals, and what makes sense for your situation.

But the housing market does have its seasons:

❄️ WINTER | Dec–Feb
Less competition can mean more negotiating power for buyers and sellers may have to be more open to credits or concessions.

🌷 SPRING | Mar–May
Usually the most inventory and the most choices for buyers. But with more competition, there’s generally less room for discounts.

☀️ SUMMER | Jun–Aug
A pretty balanced market. There may be some negotiating room, but desirable, well-priced homes can still move quickly.

🍂 AUTUMN | Sept–Nov
Buyer activity often slows, which can mean more price reductions, concessions and negotiating opportunities.

So, is there a best season?

Not necessarily. The best time is when it’s the right time for YOU.

My job is to help you understand the market, not convince you that you need to buy or sell just because the calendar says it’s “the season.” 😉

🏡 GOOD NEWS FOR CALIFORNIA HOMEOWNERS

California’s challenging home insurance market may be showing some signs of improvement.

State Farm and Allstate have filed plans indicating they intend to begin writing new residential policies in California again. Both companies stopped accepting new homeowners policies several years ago.

🔥 What could this mean?

More insurers returning could eventually mean:
• More insurance options
• More competition
• Additional choices for wildfire-risk areas
• Fewer homeowners relying on the California FAIR Plan

Important: Neither company is currently open for new homeowners business. Their plans still need to go through the California Department of Insurance review process, and eligibility requirements will apply.

For Central Coast homeowners and buyers, where insurance has become an increasingly important part of real estate transactions, this is encouraging news.

It doesn’t solve California’s insurance challenges, but it’s a positive step.
