A few simple maintenance items now can help prevent much bigger headaches once the rain, wind and colder temperatures arrive.⁣

Here are a few reminders for homeowners:⁣

🧹Clean your gutters and drains— remove leaves, dirt and debris so water has somewhere to go when the rain starts.⁣

💦Check your downspouts — make sure they’re directing water out and away from the house and foundation.⁣

🥵Change your HVAC filters — a fresh filter can help your system run more efficiently as you start using the heat.⁣

🛖Take a look at your roof — especially if it’s older. Consider having a qualified roofer perform a maintenance inspection before the rainy season instead of discovering a leak during the first big storm.⁣
⁣
🪾Trim trees and branches — particularly anything dead, damaged, overhanging the roof or close to the home.⁣
⁣
🌊Clear yard drains and drainage areas — check that water can flow freely and isn’t being blocked by leaves, landscaping or debris.⁣

I analyze comparable sales, competing listings, pending properties, price reductions, days on market and current buyer activity to help develop a strategy for the individual property and the seller's goals.
