Key Stats for DETACHED residences across the 8 County Metro Area:
Month-Over-Month - New Listings were up +60.3%, Available Inventory went up by +2.3% and Listings in an Under Contract/Pending status were up by +3.9%. This led to slightly raising (Heating Up) the Pending Ratio by +0.3 points to 27.0% overall. However, Closed Sales were down -38.6% and with higher inventory, led to increasing Months of Supply by +66.7% (+2.0 months) to 5.0 months, still a slight Seller's Market condition overall.
Year-Over-Year - New Listings were up +2.9%, Available Inventory was up by +4.2%, Listings in an Under Contract/Pending status were up +4.7% and Closed Sales were down -9.2% This all combined to increase Months of Supply by +13.6% (+0.6 months) compared to last year.
A slightly weakening Seller's Market overall brought more competition and as a result Price Reductions were up +4.3 points to 56.9% of all Closed Sales, longer marketing times were also required as Days on Market went up by +27.3% (+15 Days) to 70 Days and sellers continued to receive less of their Original Asking Price with the median S/OLP% going down by -1.3 points to 94.5%.
Failed Listings were up +5.3 points to 50.3% of all Finalized Listings when compared to last year and the percentage of closed sales which included Seller Paid Concessions was up +4.6 points to 67.5% with the Median Dollar Amount of the concession higher by $1,250 to $8,750.
Lastly, the Median Sales Price was unchanged at $432,000 compared to last year.
In summary, overall seller competition continues to rise with strong pressure to ensure the original list price and condition are in line with the market. On the flip side, savvy buyers are benefiting from more choices, longer marketing times and more seller negotiation.
