Is the DFW housing market slowing down? Here's what the September 2026 numbers actually say.

The headlines say inventory is tightening. The truth is DFW barely moved. Homes for sale are down 2.3%, prices are down 0.6%, and homes are selling at about the same pace as last year. The number that does stand out is price cuts: more than 1 in 4 DFW listings lowered their price this fall.

We see it at listing appointments, too. Many homeowners who don't have to move are choosing to wait, especially with a low rate on their current mortgage. For those who do sell, pricing it right the first time is what gets it done.

Is the Collin County housing market slowing down? Not exactly. It's adjusting, and it looks different depending on where you live.

Countywide, 932 sellers cut their price in the last 7 days. Here's how it broke down closer to home:

*McKinney had twice as many price cuts as new listings, 153 to 70.
*Plano buyers had the most room to negotiate, with homes selling for about 97% of list price.
*Allen had more homes go under contract than hit the market.
*Frisco had the highest median sale price at $580K, and 23 listings expired.

Mortgage rates are the other big headline. Freddie Mac's 30-year average climbed above 7% this month, the highest since 2023. Meanwhile, some builders around Collin County are offering below-market rates through their preferred lenders. That can make a real difference on a monthly payment, but remember who the builder's sales team works for. Bring your own agent on your very first visit so someone is reading the fine print and negotiating for you.

Happy first day of fall from Texas, where fall is more of a calendar event than an actual weather pattern.

We probably won’t feel it until November. Until then, we’ll be wearing sleeveless sweaters and boots, ordering pumpkin spice, and sweating like it’s still July.

It’s not delusion. It’s seasonal commitment.
