Every week we look at homes for sale across the Albuquerque Metro Area and find the one buyers are paying the most attention to for a home its age. This week's pick stood out clearly.

This home earned 160 saves and 1,772 views on Zillow during the week of October 5. The homes we checked averaged 56 saves. This one came in 184% above that average. That is a real difference, and it tells us something about what buyers in Albuquerque are noticing right now.

A lot of sellers hear "cash" and assume it means faster and better. In this market, that was not the case.

Only 18.1% of sales were cash. The typical loan buyer closed in 35 days, while the typical cash buyer took 51. Loan buyers also paid 98.1% of the first asking price, compared with 93.7% for cash buyers.

Buyers are paying close attention to one home in Rio Rancho right now, and the numbers show it.

This week I looked at 1,668 homes for sale in the area. One stood out. It earned 127 saves and 586 views on Zillow. The homes we checked averaged 31 saves. This home had 311% more saves than that average. That is a real gap, and it tells you something about where buyer interest is sitting right now.

Some parts of Albuquerque are still moving fast, even with rates above 7%.

For the three months ending July 31, 2026, the Real Estate Data Aggregator shows 42.7% of homes in 87121 went under contract within two weeks. That helps explain why some sellers are still seeing strong activity. In 87110, the Real Estate Data Aggregator shows just 1.6 months of supply, which is very lean.

Every week we look at what buyers on Zillow are paying attention to. This week, one home stood out in a big way.

We checked homes across 1,811 active listings in Albuquerque. Among the homes we looked at on Zillow, the average was 36 saves. This week's Deal of the Week pulled in 206 saves and 1,493 views. That is 466% more saves than the average of the homes we checked. For its age, it was the most saved home we found this week.

Rates are higher, but buyers are still active in the Primary market.

Freddie Mac reported the 30 year fixed rate at 7.03% on September 24, 2026. Even with that, the Real Estate Data Aggregator counted 2,712 pending sales in the three months ending July 31, 2026. Sold homes also rose to 2,630, up 3.7% from a year before.

That does not mean every home is moving fast. It does mean serious buyers are still out there, even with higher monthly payments. Thank you for taking a look at the numbers with me.

A lot of people are hearing that housing supply is up nationally. That is true. The National Association of Realtors put U.S. supply at 4.9 months.

But here in the Primary market, the Real Estate Data Aggregator counted 2,326 homes for sale in the three months ending July 31, 2026, down 10.2% from a year ago. Sales also rose 3.7% to 2,630. So the local picture is more limited supply, not more.
