🏡 Buying a Condo in Thailand: Safe Transfers with Wise & FET
Wise is a common way for foreigners to send money when buying a condo in Thailand. It’s fast and transparent, but one key point matters:
A transfer alone is not enough — it must be documented for Foreign Quota ownership.
Buyers may need an FET (Foreign Exchange Transaction Form) or bank certificate as proof the funds came from abroad.
🏢 Buying from a Developer
For new condos, the process is simple.
You can transfer directly to the developer’s account. If Wise limits amounts, payments can be split. The developer’s finance team usually helps track payments.
🏠 Buying a Resale Condo
This is more sensitive.
Example: THB 5M purchase with no Thai bank account, split Wise transfers, and a private seller.
Safer options:
1️⃣ Real Estate AgencyUse a licensed agency with verified details. Always have a written agreement for fund handling — never rely on verbal promises.
2️⃣ Law FirmA lawyer can manage payment and documents with independent oversight. Safer for large deals but costs more.
📄 About the FET
Wise does not issue the FET.
A Thai bank may issue it after reviewing transfer proof. Agents or lawyers can help prepare documents like receipts and contracts. Always confirm requirements before sending money.
⚠️ Why It Matters
The FET may be needed again when selling the condo to prove the original foreign funds.

Don’t just ask where to send money. Ask:
Where is it from? Who receives it? What agreement applies? Can it be verified? Can the FET be issued?
A safe purchase depends on clear, traceable documentation — not just the transfer itself.
