Many buyers ask me:

"What kind of home will I need 5 years from now?"

My answer is usually:

"What do you actually need today?"

The challenge with planning too far ahead is that life rarely goes exactly according to plan.

Work changes.
Family needs change.
Priorities change.

Sometimes buyers stretch themselves financially today because they're trying to prepare for every possible future scenario.

Instead, I believe property decisions should start with two simple questions:

✅ What do you genuinely need today?
✅ What can you comfortably afford today?

Because life will change.

And when it does, you can always review your options again.

🏡 Buy for today's needs. Not tomorrow's assumptions.

Lower psf doesn’t always mean more affordable.

Many buyers focus heavily on psf when comparing properties, assuming a lower psf automatically means easier financing or better value.

But banks do not assess loans based on psf alone.

They assess based on:
• Total purchase price
• Property valuation
• Income & loan eligibility
• Monthly repayment ability

This means a lower-psf property with a larger layout can sometimes result in a significantly bigger loan amount and higher monthly repayments.

Meanwhile, a smaller higher-psf property may actually be easier to finance due to the lower overall purchase price.

When buying property in Singapore, it’s important to understand the full financial picture — not just the marketing headline.

Dunearn House Review | New Launch Condo in Bukit Timah (D11)

Dunearn House is an upcoming new launch condominium along Dunearn Road, located within the future Bukit Timah Turf City transformation precinct.

As one of the first private residential launches in the area, the project is expected to benefit from long-term rejuvenation, future infrastructure improvements, and the transformation of the wider Turf City district.

🏡 Approx. 380 units
📍 Bukit Timah / District 11
📅 Estimated launch: July 2026

Why buyers are watching this project:
• Rare new launch within the Turf City masterplan
• Located within a landed and low-density Bukit Timah enclave
• Potential future upside from precinct transformation
• Near MRT connectivity, schools & lifestyle amenities

In Singapore, upgrading property is often seen as the next milestone in life.

But beyond the purchase price and loan approval, I think it’s also important to ask:
Will this lifestyle still feel comfortable and sustainable years later?

A bigger home should ideally improve your quality of life — while still leaving enough flexibility and peace of mind for the future.

Different buyers will naturally have different priorities, and there’s no one-size-fits-all answer. The key is finding a property decision that supports both your lifestyle and long-term comfort.

Many people focus on finding the “right timing” to enter the property market.

But while waiting, your financing flexibility may already be changing.

As time passes:
• Loan eligibility may change
• Loan tenure may shorten
• Monthly instalments may increase

At 35, you may qualify for a 30-year loan.
At 40, that window could shrink to 25 years.

For a $2M property with 75% loan:

Age 35
Estimated monthly instalment: ~$5,020

Age 40
Estimated monthly instalment: ~$5,845

That’s about $825 more every month at 1.28% interest — even if property prices stay the same.

Depending on future land cost, supply and replacement cost, the same property may also feel very different financially later on.

Understanding your options earlier may make a big difference later on.

DM me if you want to map out your numbers and timeline.

Turf City is changing.
And one of the first private residential launches within the transformation precinct is finally here.

📍 Dunearn House — District 11

✔ Near the Sixth Avenue / Bukit Timah enclave
✔ Located within the future Turf City transformation
✔ Low-density private living environment
✔ Strong nearby school belt
✔ Rare opportunity to enter before the precinct fully evolves

Sometimes, the biggest long-term potential comes before the transformation is complete.

What we delay today…
may quietly shape our options tomorrow.

A lot of people waiting… because they want certainty.

Waiting for the market to become clearer.
Waiting for prices to drop.
Waiting for the “perfect time”.

And honestly… that’s understandable.

But while waiting, other things may be changing too.

Prices move.
Loan tenure shortens.
Replacement cost increases.
Life stage changes too.

A few years can pass very quickly…
and suddenly the options available may not feel the same anymore.

It’s not about rushing into decisions.

It’s about understanding the trade-offs earlier… before time quietly decides for you.

Because sometimes, the most expensive decision is waiting too long.

If you want to understand your options, timeline and trade-offs properly, feel free to DM me.
