🏠 Private home prices rose, but transactions fell. Is Singapore’s property market heating up or slowing down?

The Q3 figures show a mixed picture:

📈 Private home prices rose 1.4%, compared with 0.5% in Q2.
📉 Private home transactions fell 30% to 4,296.
🏡 Landed home prices led the gains at 2.8%.

Meanwhile, HDB resale prices dipped for a third consecutive quarter, while resale transactions rose 17.7% to 7,528.

These figures show why one headline alone cannot tell us how the whole market is performing. Different property segments can move differently.

🏫 Would you pay a premium for a property just because it’s within 1km of a popular primary school?

From 2027, new Phase 2C rules at 12 popular primary schools could change the way some parents approach their home search.

For these schools, 30 places will be reserved for children living within 2km, and another 30 for those living beyond 2km.

And within the 2km group, being within 1km will no longer give additional distance priority under Phase 2C.
