Structure matters as much as rate.

Selling in 2-3 years? Lock in a fixed rate. Predictable payments, no surprise mid-hold.

Holding 5+ years? Consider floating SORA. You benefit if rates stay soft, and you're not paying for a lock-in you don't need.

Watch the exit clause. Breaking the lock-in early can cost $3K-$10K depending on loan size.

Both are true. The HDB market is splitting.

Softening side: non-mature estates, standard 3 and 4-room, shorter leases. Record side: central mature towns (Toa Payoh, Queenstown, Bishan), high floor, long lease, 5-room and executive.

Your flat sits on one of these sides. Price it accordingly.

Softening side: don't chase last year's high. Record side: don't sell below what similar flats are getting.

PropNex surveyed 110 buyers at that price point. 69% paid zero COV. Another 12% paid under $40K above.

That means 81% of million-dollar buyers landed at or near HDB valuation.

Who's buying? Mostly PMETs in their 30s and 40s, funded by CPF and prior property sales. Peak-earning years, not speculation.

Million-dollar HDB has become a normal market segment now. Buyers anchor to valuation, sellers should too.
