Recently I helped my clients to rightsize - sell their EA and to buy a 4 room HDB because they donโt need such a big space anymore
When we were doing the calculation, by right there would be negative sales but because of how prices are being pushed up after Covid-19, my clients not only did not experience negative sales, they will in fact receive capital gains! ๐คฉ

We listed their EA to generate interest
Clients started viewing some 4 room HDB flats and almost wanted to make an offer as they really like the unit. I advised them to hold the offer as they would need to sell their EA first to ensure sufficient cash flow and time to ensure a smooth transition
Since they have the unit that they like, I arranged for viewing of their EA
4 groups of interested buyers came. 1 group of buyers put in an excellent offer!
I advised my clients to accept the offer so that they can commence with the buying of the 4 room HDB that they have spotted
However, my clients were hesitant. They are worried that what if they sell their EA but unable to buy a 4 room HDB that they like, wonโt they be left homeless?
This is a valid and common concern. After all, itโs not everyday that we buy or sell a house. Itโs a big amount and itโs wise to be careful
I took time to explain to my clients again, showed them the timeline and how all the transitions and process will all fall in place should they follow the timeline I crafted out for them
My clients couldnโt make up their minds
Took time to consider
I didnโt rush them because they have to be comfortable with the decision
I remained available to advice them
As my clients waited, the potential buyer also continued looking and found another unit that they like. They did not proceed with the offer for my clientโs EA
The 4 room flat that my clients like was also taken up by someone else
In the end, it was a no go for both sides ๐ฅฒ
