从 M101 Skywheel 到 KL360, 一座烂尾地标的重生

2026年4月30日,劳动节的前一晚,来自森美兰的开发商 GD Properties 正式推出 KL360,向市场宣告这一停滞多年的地标项目重获新生。这一综合发展项目总发展价值达 13.7 亿令吉,其前身正是曾经轰动一时却最终烂尾的 M101 Skywheel

2017年,M101 Holdings 创始人拿督叶廷浩(Datuk Seth Yap Ting Hau)在吉隆坡抛出了一个大胆的商业方案。这个名为 M101 Skywheel 的项目,被构思为一座 78 层楼高的双子塔,其最大的卖点是在第 52 层安装一座高度达 220 米的飞天摩天轮。按照当时的规划,这不仅是吉隆坡的新地标,还将引入 Studio F.A. Porsche 的设计套间以及亚洲首家 Planet Hollywood 套房,总发展价值(GDV)高达 22 亿令吉

2018年,拿督叶廷浩开始在资本市场大展拳脚。6月,他以个人名义购入上市公司 Meda Inc(后更名为 Meridian Berhad)25.5% 的股权,成为主要股东。当时的预期非常直接:这位被誉为“律师出身的开发商”将通过重组,为连年亏损的 Meridian Berhad 注入活力。当时,他旗下的 M101 Group 拥有 M101 Dang Wangi 和 M101 Bukit Bintang 等多个项目

2020年,现实的重力开始拉扯这些宏大的蓝图。随着 Meridian Berhad 持续录得千万令吉级别的亏损,加上市场环境变化,M101 Skywheel 项目的进度陷入停滞。尽管外部传闻其总发展价值后来调整至 15 亿令吉,但由于融资与经营环境恶化,这塔楼最终未能在天际线上如期建成

2022年至2023年间,随着施工完全中断,M101 Skywheel 正式沦为烂尾工程。拿督叶廷浩虽曾试图通过 Melaka 的项目挽回颓势,但 Meridian Berhad 股价暴跌的事实证明,投资者的耐心已经耗尽。就在这个关键节点,一家来自森美兰州的开发商 GD Properties 悄然入场,完成了对该项目的收购

M101 Skywheel(现更名为 KL360)选址位于 Jalan Raja Muda Abdul Aziz,靠近 Kampung Baru 地区。项目紧邻 Raja Uda MRT 站,这意味着它在轨道交通网络中占据了黄金节点。通过该站,住户可以无缝连接至 TRX、KLCC 以及 Bukit Bintang 等核心商业区

如今 GD Properties 正式推出了 KL360,向市场宣布这一地标项目的重生。GD Properties 是一家根植于森美兰州的地产开发商,以打造实用型住宅见长。此次进军吉隆坡,是该公司首次跨出大本营、挑战巴生谷高端地产市场的关键一战。在发布会上,首席执行官 拿督斯里叶绍全 (Dato’ Sri Yeat Sew Chuong) 直言原始方案过于雄心勃勃,缺乏可行性,因此聘请 Veritas Design Group 进行重新设计

新方案 KL360 被缩减至 61 层,取消了摩天轮设计,将总发展价值调整为 13.7 亿令吉

为了在社交媒体时代脱颖而出,项目引入了全马首创、受涩谷启发的玻璃滑梯(Shibuya-inspired glass slide)以及天际线电梯。访客还可以通过玻璃天窗步道,在全透明的地板上俯瞰 KLCC 和 Merdeka 118 的壮丽景色。项目包含 785 套服务式公寓,并获得了 Bank Rakyat 提供的 182mil 融资支持

2026年下半年,该项目预计将重新动工,由 China State Construction Engineering (M) Sdn Bhd 负责主承包,目标在 2030 年竣工

可预见的是,近年来许多烂尾项目正一一被盘活

早前,Empire Remix 已由 HCK 联合 Binastra 逐步盘活。并购之王拿督王子铭则通过 Hextar 集团主导 ECD (Empire City Damansara) 购物中心的商业运营,将其更名为 Hextar World 。同时由 PHB 出租物业更名为 Menara Hextar。2025年2月,Exsim Hospitality 斥资 240.25mil 令吉 收购 ECD 酒店资产并将其证券化,利用资本平台为烂尾资产注入流动性

这一系列教科书式的盘活案证明,没有死绝的资产,只有错位的资本。随着流动性注入,我十分期待 Plaza Rakyat 终能卸下历史的包袱,从城市的伤疤变为支撑KL市中心价值的锚点
