What Happens If Your Visa Expires in Japan? ⚠️🇯🇵

Overstaying your visa — even by just 1 day — is considered a violation under Japanese immigration law, and it can have serious consequences for your future in Japan.

🚫 What can happen if you overstay?

You may be subject to deportation
You could face a re-entry ban (usually 1–5 years depending on the case)
It can negatively impact future visa applications (even for other countries)

⏳ If you realize your visa is about to expire or has just expired:

Do not ignore it
Visit or contact Immigration immediately
Early action can sometimes reduce penalties

📌 Important to know:

There is no automatic grace period after your visa expires
Even short overstays are recorded in immigration history

✅ However, if you applied for an extension before your visa expired:

You can usually stay in Japan legally while your application is under review
This period can be up to 2 months (or until a decision is made)

💡 Pro tip:
Apply for your visa renewal at least 1–3 months before expiry to avoid stress and risk.

Staying informed = staying safe. Always keep track of your visa dates!

Many people on a dependent visa assume they can start working right away — but that’s not the case.

If you hold a dependent visa, you must first apply for 資格外活動許可 (Permission to Engage in Activity Other Than That Permitted) before starting any job.

Once approved:
✔ You can work up to 28 hours per week
✔ This includes part-time jobs, remote work, and even freelance work

⚠️ Important:

Working without permission is considered illegal employment
This can affect your future visa renewals or status changes

💡 Pro tip:
You can apply for this permission together with your visa application or later at immigration — it’s usually a simple and quick process.

Do dependent spouses need to pay pension in Japan?

This is a very common question among foreigners—and understanding how the system works can save you money and avoid problems later.

💡 If your spouse is NOT working (or low income)

If you are a full-time employee enrolled in 厚生年金 (Kōsei Nenkin):

👉 Your spouse will usually be classified as:
Category 3 Insured Person (第3号被保険者)

✅ Benefits

✔ No pension premiums to pay
✔ Still covered under Japan’s pension system
✔ Registration handled through your employer

💰 What if your spouse earns more?

Let’s say your spouse earns:

👉 ¥125,000/month (~¥1.5 million/year)

This is above the ¥1.3 million limit

❌ What happens then?

👉 She will NO longer qualify as Category 3
👉 She cannot remain a dependent for pension purposes

🔄 She will move to:

👉 Category 1 Insured Person (第1号被保険者)
(if part-time / freelancer / not in company pension)

OR

👉 Category 2 Insured Person (第2号被保険者)
(if working full-time with 社会保険)

📊 What this means
If Category 1:

• Must pay National Pension herself (~¥16,000/month)
• Applies directly through city office

If Category 2:

• Pension is deducted from salary
• Employer also contributes
• More benefits compared to Category 1

⚠️ The Most Important Line

👉 ¥1.3 million/year is the key threshold

✔ Below this → Category 3 (no payment)
❗ Above this → Must switch to Category 1 or 2

📌 Final Tip

Many foreigners assume dependents always don’t pay pension—but income changes everything.

👉 Always check your spouse’s annual income carefully to avoid issues later.

💬 If you’re unsure about your situation, feel free to reach out—we deal with these cases every day.

🏠 Finding a House in Japan as a Foreigner (Complete Guide)

One of the biggest challenges foreigners face in Japan is finding a place to rent. The system can feel confusing at first—but once you understand it, it becomes much easier.

Here’s what you need to know:

🔑 Foreigner-Friendly Real Estate Agents

Not all real estate agencies in Japan accept foreign tenants.

Look for agencies that:
• Have English support
• Clearly state “foreigner-friendly”
• Have experience handling visa/residence status cases

These agents understand:
✔ Guarantor issues
✔ Visa types
✔ Communication barriers

👉 This can save you a LOT of time and rejections.

💰 Key Money (礼金 – Reikin)

This is one of the most surprising costs.

• A non-refundable payment to the landlord
• Usually 1–2 months’ rent
• Think of it as a “thank you fee” (yes, you don’t get it back)

📌 Some modern properties now offer “No Key Money” — these are great options for foreigners.

💳 Deposit (敷金 – Shikikin)

• Typically 1–2 months’ rent
• Used for cleaning or damages
• Partially refundable (depending on condition)

👉 Important: Cleaning fees are often deducted automatically.

🔍 How to Find an Affordable Place

Here are practical tips:

✔ Look outside city centers

Rent drops significantly if you move 20–40 minutes away from central areas like Tokyo.

✔ Search for “No Key Money” properties

This alone can save you ¥100,000–¥300,000+

✔ Consider older buildings

• Cheaper rent
• Larger rooms
• Often more flexible with foreigners

✔ Use UR Housing (No guarantor, no key money)

Government-backed housing can be:
✔ Foreigner-friendly
✔ No key money
✔ No guarantor required

✔ Prepare documents in advance

Landlords feel more comfortable if you have:
• Longer validity period Residence card
• Employment contract
• Proof of income

⚠️ Reality Check

• Some landlords still prefer Japanese tenants
• Initial move-in cost can be 4–6 months of rent
• Guarantor companies are often required
📌 Final Tip
If you’re struggling, don’t do it alone.
Working with the right real estate agent can make the process much smoother.

Moving to a new place in Japan? Here's your comprehensive guide to staying compliant and stress-free.

Foreigners residing in Japan have a legal obligation to update their address within 14 days of moving, as mandated by the Immigration Control Act—this ensures smooth visa renewals, health insurance, and official records.

Why Update Promptly?
Under Japan's Immigration Control and Basic Resident Registry Act, mid- to long-term foreign residents must notify authorities within 14 days of any address change. Delays can lead to fines up to ¥200,000, complications with visa extensions, My Number services, national health insurance, child allowances, and even deportation risks after 90 days of non-compliance. Proper registration keeps your records accurate for everything from banking to tax filings.

Documents to Prepare:
✅ Residence Card (在留カード) – Essential!
✅ Passport
✅ Moving-Out Certificate (転出証明書) from your previous city/ward office
✅ My Number Card or Notice (if available)
✅ Personal seal (inkan) for some offices

Step-by-Step Process:
1️⃣ Within the same city/ward? Submit a 'Change of Address Notification' (転居届) directly at your local office.
2️⃣ Moving to a new city/ward? First, obtain your Moving-Out Certificate (転出届) from the old office (valid for 14 days). Then, present it with other docs at the new office for your 'Moving-In Notification' (転入届).
3️⃣ Receive your updated Residence Card stamp and new resident certificate instantly—plus enroll in local health insurance.

Pro Tips for Smooth Transition:

Set up free mail forwarding at Japan Post (up to 1 year).

Notify your employer, bank, utilities, and apps like Wise immediately.

Families: Re-register children for school/childcare support.

Temporary housing? Still required—use your official address.

Japan Visa Fees May Increase from 2026

Planning to visit Japan? A major change could be coming.

Japan is considering a significant increase in visa fees for the first time since 1978:

💰 Single-entry visa: ¥3,000 → ¥15,000
💰 Multiple-entry visa: ¥6,000 → ¥30,000

📌 Why the increase?
The government aims to modernize visa processing systems, improve digital services, and strengthen border management as tourism continues to grow.

⚠️ Important:
This is still under review and not officially confirmed yet.

✈️ If you’re planning to visit Japan, it may be a good idea to stay updated or apply early.
