Investing on a new house or flat is one of the most crucial decisions in your life. Your savings and years of planning cannot be in vain when you make the final decision. Hence, you are required to keep all possible points in mind before you take the leap and make a selection. As buying a house might also involve taking a good amount of loan, followed by monthly installments flowing out of your income, you need to be extra careful.
Incase you're buying a new flat from a developer, or buying a house you need to keep the following points in mind:

1. Property price: Fix a budget and keep in mind some additional costs including registration or property, stamp duty, legal fees etc.

2. Land Record: The title of deed of the land along with proper records is essential. Incase of buying a house, the title deed must be verified and checked in detail.

3. Development Agreement: Incase you're buying a flat from a developer you need to see the agreement between the landowner and the developer to check whether he is authorised to sell the flat.

4. Legal Check: You need to see if the property/land is free from litigation and any other disputes. You also need to see that the concerned developer/builder has obtained required NOCs from the appropriate authorities for construction.

5. Carpet Area: Always keep in mind the carpet area provided because most developers showcase the super built- up area which includes outer walls, structures etc. Usually the carpet area of the flat is often 20-25% less than the super-built up area.

Invest carefully in real estate and make your dreams come true. For more such tips keep following Lawowl.

The internet has become cheap and affordable in the last few years in India and due to its low prices internet is available to almost everyone today which eventually led to a rise in cyber crimes. Unfortunately the Indian Penal Code does not explicitly deal with the concept of cyber crimes. However the Code of Criminal Procedure and Indian Evidence Act comes to some assistance.

So what to do if you are a victim of cyber crime? Well there are several remedies.

1. You can file a complaint in the nearest cyber cell police station. Today almost all the major cities in India have cyber cell police stations. Also cyber crimes have global jurisdiction which means that you can file a complaint in any city of India irrespective of the place of crime.

2. In case your city has no cyber cells then you can approach the local police station too. Also while filing a complaint you should carry the required documents like the screenshot of transaction or bank statement if you are a victim of financial fraud or theft, if you are harassed on social media and being defamed then screenshot of that defamatory statement, the number of people it has reached, the URL of the profile of the wrongdoer etc should be visible.

3. You can file your complaint online at www.cybercrime.gov.in

The maxim 'ignorantia juris non-excusat,' or 'ignorance of the law is no excuse,' implies that the Court presumes that every party is aware of the law. "Ignorance of law" i.e. a person claiming he was unaware of any such existing law which prohibited him from committing a particular act cannot be used by him as a valid ground for defence.
