Bengaluru’s Urban Development Department has released a draft notification simplifying setback norms for small residential plots — shifting from percentage-based rules to fixed measurements.

📏 New Setback Standards:

🟦 Up to 646 sq.ft (60 sq.m):
• 0.7 m (front) | 0.6 m (other sides)

🟩 646 – 1,615 sq.ft (60–150 sq.m):
• 0.9 m (front) | 0.7 m (sides & rear)

🏗️ Height limit: 12 m (excluding stilt floor)

🚫 Basements banned in flood-prone zones

🅿️ Mechanical/hydraulic parking permitted where applicable
