Someone tells me, “I want to buy in Tel Aviv.”

My next question isn’t, “How many bedrooms?”

It’s: “What do you want your life here to look like?”

Because two people can both say they want Tel Aviv and be describing completely different lives.

One wants to walk to the beach every morning. Another wants cafés, restaurants and energy outside the front door. Someone else wants a quiet, leafy street and somewhere that feels like a neighbourhood.

That’s why I believe the search should start with the person, not the property.

Once I understand how you actually want to live here, we can start narrowing down the areas — and then the properties, that genuinely make sense.

Overseas buyers often ask me: “When should I start looking at property listings if I want to buy in Israel?”

My answer usually surprises them: Listings are actually the last step, not the first.

When buying from abroad, starting with floor plans and photos leads to quick burnout. The real groundwork happens long before you browse a portal:

* Defining the “Why”: Investment, future Aliyah, or a holiday home? (Each demands a completely different area and property type).

* Understanding total purchase costs: Setting budget boundaries that account for taxes, legal fees, and potential currency fluctuations.

* Mapping out the timeline: Aligning your actual buying schedule with realistic local market speeds.

Having absolute clarity on your priorities first makes the search seamless—and protects you from chasing properties that aren’t right for you.

When you’re buying in Israel from abroad, it’s easy to think the more properties you see, the better.

I know how easy it is to do this, I’ve done it myself.

Another agent sends five listings.
Someone forwards three more.
You find another six online.

Before long, you’ve got twenty tabs open, screenshots everywhere, and somehow you feel less certain than when you started.

The answer isn’t to see everything.

It’s to know what’s actually worth seeing.

Once I understand what really matters to you, your budget, lifestyle, priorities and the things you’re prepared to compromise on, I can start sourcing and narrowing down the possibilities.

That means eliminating the properties that don’t make sense before you waste valuable time viewing them.

The aim isn’t to have you arrive in Israel with a list of twenty apartments.

It’s to have you arrive with three or four that are genuinely worth walking through the door of.

That’s a big part of what I do at Dream Home Israel.

Absolutely.

The kitchen, balcony and light may be perfect, exactly the sort of place you imagined yourself living in Israel.

But an apartment doesn’t exist in isolation.

What happens when you walk out of the front door?

Is the street somewhere you’ll enjoy coming home to?

Is there construction next door, or planned nearby?

What is the building itself like?

Can you walk to the places that will become part of your everyday life?

And does the area actually suit you?

Because you can change a kitchen. You can redecorate. You can make an apartment beautiful.

You can’t move the street.

That’s why, when I’m helping someone buy through Dream Home Israel, I’m not only interested in whether they love the apartment.

I want to know whether the whole picture works for them.

The property. The building. The street. The neighbourhood. And, most importantly, the life they want to live there.

That helps us eliminate the properties that may look wonderful online but simply aren’t right, and concentrate our time on the ones genuinely worth seeing.

One of the things I hear quite often from people thinking about buying in Israel is:

“I’m not really sure where I want to live yet.”

And that’s absolutely fine.

You might know you want to be near the sea.
Or somewhere with a strong community.
You might want cafés and restaurants on your doorstep, or somewhere quieter and greener.

You may even have a few areas in mind without really knowing whether they would suit the life you want to live here.

You don’t have to have all the answers before you start looking.

Sometimes the first step isn’t finding the right property at all.

It’s working out what you want your life here to look like.

Once we understand that, we can start narrowing down the areas, and then the properties, that genuinely make sense for you.

That’s a big part of what I do at Dream Home Israel.

Am I really seeing the full picture?

Buying property in Israel from overseas is exciting, but it often comes with a quiet, persistent uncertainty: Am I really seeing the full picture, or am I about to make a very expensive mistake?

• Is the asking price realistic?
• What is the street really like at different times of day?
• Is there construction planned nearby?
• Are there issues with the building that aren’t obvious from the listing?
• Who is actually looking at the purchase from your point of view?

Because when you’re thousands of miles away, it’s very difficult to know what you don’t know.
