From an investor perspective, the key question isnโ€™t which strategy sounds attractive. Itโ€™s which one can be executed consistently, with controlled risk.

Not every house deserves to become an investment.
And not every investor deserves unnecessary risk.

Over the years, Iโ€™ve learned that a house only becomes an asset when the fundamentals are right, not when emotions, speed or optimism take over.

Long before any refurbishment starts, I look at one thing first:
Can this property reliably deliver returns for the investors who trust me with their capital?

Thatโ€™s why my process starts with simple, disciplined questions:

โœ… Firstly is the location right?
โœ… Can the layout support additional bedrooms?
โœ… Is there room for another bathroom?
โœ… Does the location genuinely attract working professionals?
โœ… Do refurbishment costs still protect the end return?

If the answers arenโ€™t clear, I walk away.
Capital preservation always comes before growth.

Savills highlights a clear trend: as home ownership becomes less affordable, more professionals are choosing to rent for longer, increasing demand for high-quality shared housing.

But demand alone doesnโ€™t protect investors.
Structure, discipline and controlled decisions do.

As a property investor and operator, my responsibility is clear:
design investments where downside risk is limited and returns are intentional, not hopeful.

Enthusiastic about progressing with my second property strategy: combining Universal Credit with quality HMO accommodation.

This weekend offered another valuable opportunity to advance my mission of developing safe, comfortable housingโ€”particularly for individuals who benefit from additional support. Every step in this journey reinforces how life changing a secure and well managed environment can be. This new strategy will run alongside my existing Co living HMO approach.

I travelled to Birmingham to attend a live event focused on the Universal Credit Wealth System (UCWS), a framework designed to help individuals access stable supported housing. The approach empowers people to build confidence, develop essential skills, and move toward greater independence through work, education, or volunteering.

Friday was centred around progress on our Co living HMO project, including two viewings and detailed discussions on the renovation plans with my architect, interior designer and project manager. The following two days were dedicated to diving deep into the Universal Credit strategy โ€” a topic Iโ€™m truly excited about and one that carries significant potential for social impact.

It was an intense and demanding three days. Early starts and flight delays made the journey challenging. My alarm went off at 3:00 AM on departure day, and by 7:30 AM I was already in Manchester. Normally, I return before midnight on Sunday, but another delay meant arriving home after 1:00 AM; just in time for a 6:00 AM start to the new workweek.

Despite the long hours and travel setbacks, weekends like these motivate me even more. They remind me why this work matters: creating opportunities, offering safety, and helping people move forward in life.

A moment that feels genuinely emotional.

When I started as IT lead, we had to make some big decisions. Together, we transformed the IT function into a simplified, stable, and futureโ€‘ready environment. We made deliberate choices: outsourcing parts to trusted partners, completing a cloud migration, and creating an IT landscape that users can truly rely on.

Alongside this, I worked as a project lead closely with the business to harmonise processes, systems, and people โ€” helping teams work more efficiently, with less complexity and more focus.

I had the pleasure of working closely with colleagues across supply chain, marketing & content, customer service, and of course finance. That crossโ€‘functional collaboration made the work both impactful and enjoyable.

And yesโ€ฆ a farewell day calls for a treat ๐Ÿ˜Š
I brought traditional Limburg vlaai, which disappeared in no time. The kind words, thankโ€‘you messages, and even the occasional tear truly meant a lot to me.

However quality and design vary widely.

My approach focuses first on how the property functions.

Where tenants move
Where shared spaces sit
How noise travels
How bathrooms are distributed

These practical considerations determine whether a property operates smoothly.

Decoration can improve appearance.

Many people ask why I focus on co living HMOs rather than traditional buy to let.

The reason is relatively simple.

Shared housing, when designed properly, can produce stronger income resilience.

Multiple tenants mean income does not rely on a single household.

According to SpareRoom's UK rental market reports, demand for rooms in professional house shares remains strong across many regional cities.

For investors, this creates an interesting dynamic.

Instead of relying on one tenant, the income is diversified across several.

That does not eliminate risk.
But it can reduce dependency on a single income source.

Of course this model only works when the property is designed well and managed professionally.

Refurbishment, tenant experience, and operations all need to align.

That operational layer is where most of the work actually happens.

International Womenโ€™s Month offers a moment to recognise the women who shape our lives, our work, and our communities.

For me, this month is also personal.

My wife Anja has been a constant presence behind many of the decisions and projects in my life. Property can be demanding, and the calm perspective she brings has often been more valuable than any spreadsheet or business plan.

She also reminds me regularly that life should include more than property viewings and refurbishment plans. Travel, good food, and time with the people who matter tend to keep everything in perspective.

International Womenโ€™s Month is a good moment to acknowledge the women who support, challenge, and improve the people around them.

I am grateful that Anja does all three.
